Technical Program Manager, Land Development, AWS Data Center Real Estate

Description

Amazon Web Services (AWS) has a growing Land Development division within its Data Center Real Estate organization that has spent the past year establishing its foundation. We are now looking for a Technical Program Manager to help take this team to the next level by strengthening the operational backbone of the program.

Key job responsibilities

• Strengthen and mature the operational cadence for the Land Development division, including Monthly Business Reviews, weekly program syncs, and leadership reporting.
• Refine and track key performance metrics across the land development portfolio, such as schedule adherence, budget variance, permitting cycle times, and milestone completion rates.
• Build and improve program dashboards that give leadership clear visibility into portfolio health, risks, and resource needs.
• Improve standardized templates for project status reporting, risk tracking, and decision escalation.
• Identify patterns and systemic issues across the portfolio and surface them to leadership with recommendations.
• Partner with the team's AI engineer to develop automated reporting, predictive analytics, and data-driven tools that enhance program visibility and reduce manual overhead.

A day in the life

• Maintain a consolidated view of all active land development projects across regions, tracking status against key milestones.
• Develop reporting that connects individual project performance to overall program goals and business targets.
• Track dependencies between land development activities and downstream data center design and construction timelines.
• Ensure data quality and consistency across project reporting so that leadership reviews are based on reliable information.

Basic Qualifications

• Bachelor's degree or equivalent in business, management, real estate, or another related field
• Experience building measures and metrics, and developing reporting solutions
• Experience with program management spanning planning, execution and project delivery
• Experience developing tools, reports, process maps, scorecards, and data visualizations that improve upon those currently employed for understanding the business and making decisions
• Experience with data and analysis tools including Microsoft Excel and SQL
• Bachelor's degree in Engineering, Construction Management, Urban Planning, Real Estate Development, Business. At least 3 years of experience working in or supporting real estate development, land development, civil infrastructure, or construction programs. Or 7+ years of program management, technical program management, or program operations experience.

Preferred Qualifications

• Master's degree or above in a related field
• PMP, or PMP certificate
• 5+ years of data center or mission critical facilities (example: hospital, military facility, public safety facility, etc.) experience
• Experience in technical support work, engineering, or an operations environment
• Experience with Cloud platforms (preferably AWS), database systems (SQL and NoSQL), AI tools for development productivity, contributing to open-source projects, and/or version control systems
• 5+ years of program or engagement management work leading other project managers to deliver a program with multiple and concurrent projects experience
