About the role
The Superintendent I leads field operations for a defined project phase or smaller standalone project under the oversight of a Senior Superintendent. You own your scope — daily trade coordination, three-week look-aheads, quality inspections, logistics, and the development of Assistant Superintendents working under you. You are the field counterpart to the Project Manager, jointly responsible for safety, schedule, and quality performance within your phase. This role carries real decision authority. You can stop unsafe work on the spot. You direct workforce deployment and trade sequencing. You issue field directives. If you need someone to tell you what to do every day, this is not the right seat.
Responsibilities
- Lead daily site operations for assigned project phases, coordinating all trades and work sequencing
- Maintain and update three-week look-ahead schedules with the Senior Superintendent and PM team
- Track progress against milestones and flag schedule risks before they become delays
- Oversee trade workforce, production rates, and installation quality
- Enforce safety procedures, conduct toolbox talks, and ensure compliance with site-specific safety plans
- Cook logistics for deliveries, hoisting, material storage, and temporary services
- Review drawings, submittals, and shop drawings to confirm constructability and field compliance
- Lead quality inspections and close out corrective actions
- Ensure daily reports, photos, and workforce logs are complete and accurate in Procore
- Mentor and develop Assistant Superintendents in documentation, coordination, and field supervision
- Participate in trade, consultant, and client meetings to communicate field progress
Requirements
- 4–8 years of field experience on ground-up residential or mixed-use construction in New York City
- Demonstrated experience with block and plank (hollow-core plank on CMU bearing wall) construction
- NYC DOB Construction Superintendent license preferred; required for advancement
- Current NYC SST card required
- Scaffold User certification preferred
- Procore, MS Project, and Asana proficiency
- Bachelor's degree in Construction Management, Engineering, or related field preferred
Pay
$130,000–$150,000 annually, commensurate with experience. Competitive benefits package.
