Superintendent (Build-to-Rent & Multifamily)
Position Overview
The Superintendent role is crucial for ensuring projects meet client expectations and are completed successfully. Key responsibilities include overseeing daily activities, maintaining communication, creating and adhering to schedules, managing costs, promoting safety, and performing close-out duties.
Role & Responsibilities
- Onsite during all work activities, ensuring the project meets or exceeds client expectations
- Maintain communication with sub-contractors, Project Manager, and Owners regarding change orders, schedule, and back charges
- Create and adhere to a 3-week schedule while maintaining quality through tasks like a quality deficiency list
- Manage costs by effectively controlling expenditures and maintaining logs
- Lead safety by leading pre-task safety meetings, posting notices, preparing reports, maintaining MSDS information, and documenting safety warnings
- Document key areas such as daily construction reports, T&M issues, RFIs, and project photography
- Ensure compliance with storm water prevention plans
- Perform close-out duties including project turnover matrices, maintaining as-built documents, and developing/punch-listing
Skills & Qualifications
- People and project management skills
- A safety champion who leads by example
- Refined organizational skills and task prioritization
- Strong communication skills (listening, presenting, interpersonal, written)
- Minimum 5 years of related experience or training with a general contractor, build-to rent or multifamily experience preferred (ground-up helpful), or equivalent combination of education and experience
- High School Diploma or GED, preferably a Bachelor’s degree from an accredited college or university
- Knowledge of Microsoft Office (Word, Excel, MS Project) and experience with Procore, office equipment, and Internet tools
Compensation
In addition to a competitive base salary, Catamount offers additional incentives for merit/performance, project incentives, new hire referrals, and business development commissions. Salary range: $110,000 - $160,000 USD.
