Superintendent
Responsibilities
- Ensure all start packages are complete and accurate before construction begins.
- Ensure construction activity follows the established plan and schedule.
- Maintain current lead times for contractors and suppliers.
- Properly schedule and oversee the completion of all municipal inspections.
- Achieve cycle time goals.
- Follow company processes for internal in-lines and quality inspections.
- Schedule and ensure proper delivery of materials to avoid theft and damage.
- Accurately verify material deliveries regarding quality and quantity.
- Communicate material variances and returns according to company policy.
- Review and provide contractors with relevant job-specific information before starting.
- Enforce all contractors, scopes of work, policies, and procedures.
- Maintain a positive relationship with contractors.
- Provide written and verbal feedback on contractor performance.
- Communicate any conflicts with the Operations Manager.
- Maintain established standards for community appearance.
- Enforce all job site rules and regulations.
- Manage general construction budgets.
- Acknowledge and approve bills only after completion of work.
- Control job site waste.
- Ensure the back-charge process is being upheld.
- Establish, develop, and utilize a feedback system to improve plans, correct estimates, reduce recurring warranty issues, and minimize unwanted costs.
- Walk the job site daily to adhere to established quality control systems.
- Enforce quality standards for material and workmanship.
- Ensure all established processes and systems are followed.
- Have full knowledge of all scopes of work, contracts, codes, and blueprints.
- Stay current on all codes and code changes.
- Serve as a representative and maintain a high level of ethics and professionalism in all interactions.
- Maintain necessary schedules to complete job responsibilities.
Essential Skills
- 10+ years of experience as a Commercial Superintendent.
- Experience with commercial projects valued at $10M+.
- Hotel build experience.
- Ability to work independently.
- Proficiency in construction management, blueprint reading, and project scheduling.
Additional Skills & Qualifications
- 5+ years of experience as a Commercial Superintendent.
- Ground-up commercial experience.
- Experience with projects valued at $1-5M+.
- Site construction and supervision expertise.
- Subcontractor management skills.
Work Environment
- Based outside, with working hours from 8:00 AM to 4:30 PM.

Job Type & Location
This is a Contract to Hire position based out of Chesapeake, VA.
Pay And Benefits
The pay range for this position is $90,000.00 - $110,000.00/hr.
