About the role

Works within clearly defined standard operating procedures. Operates all campus heating, ventilation and air conditioning (HVAC) equipment including boilers, steam absorption and centrifugal chillers, cooling towers, fans, pumps and systems in a manner that optimizes efficiency, safety, and occupant comfort per department policies and procedures with minimal to no guidance/assistance.

Responsibilities

  • Maintains accurate records and reports on all equipment startup, failures, problems, work in progress and completed work through logbooks and computerized maintenance management system (CMMS) with minimal to no guidance/assistance.
  • Utilizes BAS as a tool for both monitoring and controlling HVAC equipment.
  • Responds to alarms in a timely and correct manner.
  • Optimizes operation using trending reports as appropriate.
  • Performs preventive maintenance on HVAC and other equipment as assigned per established procedures including inspection, cleaning, lubrication, adjustment, testing, flushing, minor repairs, rebuilding and replacing parts/components to ensure that systems remain within the established operating parameters.
  • Trains to troubleshoot complex issues with HVAC equipment and determine the root cause in a timely manner.
  • Executes repairs or installations with minimal impact to the hospital and patient care. Appropriately requests assistance as warranted by the situation.
  • Responds to building occupant complaints in a timely and professional manner and takes appropriate corrective action.
  • Maintains current daily logs, preventive maintenance records and equipment repair files to comply with local, state and federal regulatory requirements with minimal to no direction.
  • Performs routine general maintenance including painting, plumbing, carpentry, equipment testing and repair, ventilation, lighting, electrical, groundskeeping and snow removal.
  • Performs repairs on a large variety of facility systems such as mechanical, electrical, building systems and other critical systems with minimal to no guidance/assistance.
  • Provides timely and proper response to assigned service calls, work orders and preventative maintenance to maintain a safe and efficient environment.
  • Documents all tasks and work time on the CMMS.
  • Reads blueprints and maintenance manuals to gain knowledge needed to complete assignments.
  • Helps facilitate small projects.
  • Acts as an informal resource for peers with less experience.

Requirements

  • Advanced training beyond High School that includes the completion of technical training.
  • 4 or more Years of Stationary Engineering Experience.

Qualifications

  • Stationary Engineer license from the municipality of work location or Power Engineer certification (1st, 2nd, 3rd, 4th or 5th Class) from either the National Institute for the Uniform Licensing of Power Engineers (NIULPE) or the American Society of Power Engineers (ASOPE).
  • Equivalent certifications from federal organizations such as the United States Navy will also be considered.
  • Valid Driver's License.

Skills

  • Advanced knowledge of applicable codes/regulations pertaining to assigned equipment and operations.
  • Advanced computer skills (e.g., CMMS, building automation, and Microsoft Office).
  • Strong communication and interpersonal skills.
