Overview
Our customer is seeking an experienced Underwriting Associate to support infrastructure real estate investment underwriting, valuation, and financial analysis activities for a leading infrastructure investment organization. The Underwriting Associate will play a critical role in assessing investment opportunities, evaluating financial performance, developing financial models, and supporting strategic investment decisions. The ideal candidate brings strong analytical skills, financial modeling expertise, attention to detail, and a thorough understanding of real estate and investment fundamentals.
Key Responsibilities
- Assist in the underwriting and evaluation of infrastructure real estate investment opportunities, including acquisition, financing, and development projects.
- Build and maintain detailed financial models to support investment analysis and decision-making.
- Analyze financial statements, cash flow projections, and key performance metrics to assess asset performance and risks.
- Prepare comprehensive investment memos, reports, and presentations for senior management and stakeholders.
- Perform due diligence on potential investment opportunities, including market research, financial analysis, and risk assessments.
- Support the development of valuation models and analysis using various approaches, including discounted cash flow (DCF), comparable sales, and cap rate methodologies.
- Collaborate with internal teams, including finance, legal, and operations, to ensure all underwriting processes and documentation are accurate and complete.
- Monitor the performance of existing assets, conducting periodic reviews and updating financial models as needed.
- Stay informed on market trends, industry developments, and regulatory changes affecting infrastructure real estate.
- All other duties as assigned.
Required Qualifications
- Bachelor's degree in Accounting, Finance, Real Estate, Economics, or a related field.
- 5 years of relevant experience in underwriting, real estate finance, or accounting (experience in infrastructure real estate is a plus).
- Strong proficiency in Microsoft Excel, including the ability to build and manipulate complex financial models.
- Experience with financial statement analysis, cash flow modeling, and valuation techniques.
- Solid understanding of real estate investment concepts, including risk assessment, return analysis, and asset performance.
- Excellent analytical, organizational, and problem-solving skills.
- Strong written and verbal communication skills, with the ability to present complex financial information clearly.
- Ability to work independently and collaboratively in a fast-paced environment.
- Attention to detail and commitment to producing high-quality work.
Preferred Qualifications
- Experience with real estate investment platforms and financial modeling software (e.g., Argus, CoStar).
