Essential Duties And Responsibilities
- Oversee local Operations in the field, including Property Managers, Assistant Property Managers, Property Administrators, Listing Coordinators and Leasing Specialists.
- Oversee all departments and personnel (both local and virtual employees) that support the operations of the local market to include property, management, leasing, maintenance, inspections, city license compliance, rent collection, security deposit dispositions, and accounting.
- Provide clarity and support the Local Market Leader and Business Development Manager for local property management operations.
- Works with senior leadership on market budgets, expenses and other KPI's to ensure market is performing optimally.
- Create action plans to address concerns or poor performing KPIs.
- Aid in the development of initial and ongoing operational training for local staff.
- Define roles and responsibilities for Operations staff.
- Recruit, hire, train and coach Field Operations Team Members.
- Work closely with centralized operations to ensure policies and procedures are defined and followed.
- Handle escalated client/customer relation issues.
- Manage relationships with key investor clients with a large portfolio of rental homes and potentially different process needs.
- Collaborate with Senior Management regarding company initiatives.
Qualifications
- Active Real Estate License Required for state in which work is performed.
- Strong knowledge of computers and technology including cloud-based software and applications.
- Proficient in Property Management Software like Appfolio, Yardi, or Buildium.
- Proficient in Microsoft Office (Word, Excel).
- Communicate well and provide exceptional customer service.
- Organized and able to manage multiple priorities.
- Demonstrate Honesty, Trustworthiness & Accountability.
- Must have a driver’s license, clean driving record and dependable transportation.
