Project Management
- Involvement in preconstruction and project estimates as required, including fulfilling the Bid Captain role.
- Management of procurement of project bonds and insurance requirements.
- Planning and execution of construction projects.
- Development of construction schedules and overall workflow, incorporating activities from other departments (VDC/BIM, pre-fab, etc.).
- Development of project financial information including budgets, projections, billing, collections, cash management, invoice approval, etc.
- Creation, review, submission, and negotiation of change orders.
- Solicitation of quotations, quotation review, and purchasing.
- Review and compliance with project contracts.
- Composition, negotiation, and management of subcontractors.
- Permitting and inspection process management.
- Tracking of labor and earned value tracking systems, rentals, and materials.
- Adherence to Cleveland policies, procedures, and processes.
- Involvement with incident reporting and investigations on projects as necessary.
- Tracking of project milestones, timelines, and deliverables, ensuring project stays on schedule.
- Preparation and review of project documentation in compliance with project documents and Cleveland standards/best practices.
- Maintenance of project documentation storage and accessibility.
- Management of Cleveland standards with regard to project reporting (financial projections, labor tracking, cash management, etc.).
- Directing and supporting field and project management personnel, resolving issues, and facilitating project progress.
- Input during VDC/BIM and pre-fab processes for constructability and budget compliance.
- Monitoring construction activities of Cleveland and subcontractors.
- Ensuring workforce has necessary tools, equipment, and information.
- Providing dimensions, electrical support, drawing interpretation, and NEC requirements interpretation.
- Maintaining QA/QC functions in compliance with project and Cleveland quality standards and specifications.
- Maintaining safety functions in compliance with company and project standards.
- Scheduling and facilitating jobsite meetings for collaboration.
- Promoting collaboration and cohesion among project team members.
- Attending jobsite coordination meetings and interacting with other contractors and customers.
- Accountability and responsibility for overall project and/or project team performance, including financial performance.
- Cultivating and maintaining a positive relationship with customers for repeat business.
- Managing risk mitigation plans as required.
- Maintaining Cleveland's positive reputation in the industry and upholding Cleveland's core values.
- Mentoring and training other PMs.
- Helping to improve company processes.
- Providing guidance and assistance to other PMs and project teams as necessary.
Qualifications
- Education/Experience: College degree or relevant field experience preferred. High school diploma or equivalent required. 5-7 years of experience in a construction project management role.
- Skills and Abilities: Ability to delegate tasks, motivate, and give direction to team members; ability to collaborate with and gain respect from field supervision; ability to speak confidently in meetings or other public settings; ability to manage and resolve conflict; strong organizational and time management skills; excellent written and verbal communication skills; ability to think strategically and contribute to goal-setting and problem-solving for project execution; detail-oriented with a strong focus on accuracy and quality; proficiency with MS Office, especially Excel; ability to work independently and collaboratively within a team environment; strong problem-solving abilities and a positive, professional attitude under pressure; thorough understanding of electrical systems, construction activities, and flow; ability to develop, understand, and analyze project schedules; ability to review and comprehend standard construction contract language; ability to negotiate with customers; ability to value work (electrical or mechanical depending on the type of project) for estimates and potential change orders; thorough understanding of industry best practices regarding safety and quality; fundamental understanding of local building codes and National Electric Code; thorough understanding of Project Management principles; fundamental understanding of local union contracts or maintenance agreements; exhibits leadership qualities and shows potential to lead a team; ability to identify potential project risks and develop mitigation plans.
Annual Review and Professional Development
- The Senior Project Manager (SrPM) will undergo an annual performance review with their Group Manager (GM) or Vice President (VP). This review will assess the SrPM’s strengths, areas for improvement, and progress in achieving professional development goals. The review process may include multiple sessions throughout the year to ensure ongoing communication, support, and opportunities for growth.
