Essential Duties And Responsibilities

  • Develops schedules for entitlement process on new projects under consideration.
  • Feeds schedules into LPP’s (land position profiles) that coincide with cashflows from estimating.
  • Gets schedule approval with Market Management, Acquisitions, and Development Manager.
  • Tracks and drives current entitlements to ensure they stay on schedule.
  • Makes regular project updates with management team.
  • Identifies key milestones with acquisitions team for entitlements, approvals, and contract deadlines.
  • Ensures contract terms comply with needed schedule of business plan.
  • Tracks entitlement timeframes for projects according to business plan schedules.
  • Ensures all needs are met to move onto the next stage of project – tracking/following up on approvals, plans, paperwork, signatures, bonds, permits, and fees.
  • Tracks contract deposit schedules vs milestones and deliverables.
  • Aware of municipal trends as it relates to entitlement requirements for development work, architectural requirements, etc.
  • Attends meetings with municipal planning and rezoning staff.

Qualifications

  • Experience in land development and the entitlement process including subdivision plans, grading, utilities, rezoning approvals, permitting processes and requirements for subdivision projects.
  • Computer Skills: AutoCAD Civil 3D, Apple Microsoft Office Suite (Excel, Word, Outlook), Pdf Expert or similar software, KOVA software.
