Essential Duties And Responsibilities
- Develops schedules for entitlement process on new projects under consideration.
- Feeds schedules into LPP’s (land position profiles) that coincide with cashflows from estimating.
- Gets schedule approval with Market Management, Acquisitions, and Development Manager.
- Tracks and drives current entitlements to ensure they stay on schedule.
- Makes regular project updates with management team.
- Identifies key milestones with acquisitions team for entitlements, approvals, and contract deadlines.
- Ensures contract terms comply with needed schedule of business plan.
- Tracks entitlement timeframes for projects according to business plan schedules.
- Ensures all needs are met to move onto the next stage of project – tracking/following up on approvals, plans, paperwork, signatures, bonds, permits, and fees.
- Tracks contract deposit schedules vs milestones and deliverables.
- Aware of municipal trends as it relates to entitlement requirements for development work, architectural requirements, etc.
- Attends meetings with municipal planning and rezoning staff.
Qualifications
- Experience in land development and the entitlement process including subdivision plans, grading, utilities, rezoning approvals, permitting processes and requirements for subdivision projects.
- Computer Skills: AutoCAD Civil 3D, Apple Microsoft Office Suite (Excel, Word, Outlook), Pdf Expert or similar software, KOVA software.
