Sr. Chief Engineer

Leadership role overseeing daily operations, preventative maintenance, and repairs for HVAC, electrical, fire life safety, plumbing, and all other building systems across a 30-acre campus with 6 buildings (700K sq. ft.), a café, parking structure, and surrounding association.

Responsibilities

• Hire, train, and motivate campus engineering personnel; conduct or approve performance evaluations.
• Ensure day-to-day operations (custodial, life-safety, engineering, site services, and general maintenance) align with C&W policies and client directives.
• Supervise staff and manage vendors for HVAC, electrical, fire life safety, plumbing, pest control, and landscaping to maintain high workmanship and quality control standards.
• Oversee implementation of all preventive maintenance and repair operations at the facility.
• Develop and document site safety plans; carry out emergency repairs by priority.
• Complete planned maintenance tasks per contract obligations, either directly or by delegating to staff/subcontractors, ensuring quality control.
• Provide technical advice, encouragement, and instruction to subordinates on electric theory, mechanical/hydraulic systems, and safety procedures.
• Perform equipment inspections, ensuring proper maintenance per AES standards; implement a quality assurance program for all department work.
• Manage the CMMS to monitor customer requests, preventive maintenance schedules, and completions.
• Develop and process procurement responsibilities, including defining scope, RFPs, bid walks, and comparison analysis for service contracts and projects.
• Manage contracts, ensuring regular reviews and rebidding as required; verify invoices match contract pricing.
• Approve expenses for services and provide reports for expenses exceeding thresholds; review monthly financial reports for accuracy.
• Complete reports on labor profiles, utility consumption, work order results, and PM outcomes.
• Direct or participate in facility programs/committees (e.g., safety, disaster, fire, pollution control).
• Formulate and implement site-specific policies/procedures to improve operations.
• Develop a plan for controlling, labeling, recording, and inspecting all capital/non-capital equipment, including long-term engineering capital planning.
• Recommend equipment purchases to replace obsolete items and assist in long-range equipment replacement planning.
• Assist in developing and implementing operating and extraordinary expense budgets.
• Plan and schedule department services; establish standards, work methods, and evaluate results for efficiency and economy.
• Communicate policies/procedures, address job problems, and employee concerns; encourage development for improved performance and attitudes.
• Direct, train, evaluate, and counsel all engineering personnel.
• Enforce general safety and fire prevention regulations; promote safe working habits and maintain equipment to safety standards.
• Supervise housekeeping details and promote good housekeeping principles.
• Ensure building systems operate efficiently, especially regarding utility consumption and environmental responsibility.
• Implement energy conservation programs to maximize tenant/staff participation.
• Maintain an ongoing self-improvement program to stay current with new equipment, standards, codes, and maintenance procedures.

Requirements

• 5+ years of progressive operations experience as a Chief Engineer, with experience commensurate to the facility.
• Strong leadership, employee relations, coaching, and training skills.
• Exemplary written and oral communication skills; ability to collaborate and inspire teamwork.
• Highly motivated, responsive, and proactive with effective time management.
• Highest-level relevant state/local license for Stationary Engineer and/or HVAC/Mechanical, plus universal refrigerant license.
• IFMA/BOMA accredited courses desirable.
• Proficiency in MS Word, Excel, Outlook, and building automation systems.
• OSHA training certification as required.
• Working knowledge of energy conservation; formal training preferred.

Pay

$89,250.00 – $105,000.00, depending on factors such as geographic location, date of hire, total hours worked, job type, business line, and collective bargaining agreements. The company will not pay less than minimum wage for this role.
