Sr Building Operation Specialist
About the role
Assists the Service Center Supervisor in leading and directing the Building Operations Center (BOC) employees. The Sr. Building Operations Specialist ensures proper monitoring, reporting, and communication of activities on all building monitoring systems, facilities incidents, and events, as well as receipt and processing of service and work order requests. Also tracks ongoing training while maintaining operations procedures and documentation.
Responsibilities
- Serves as primary trainer for all newly assigned BOC personnel.
- Set up, track, and timely post all schedules, changes, and overtime for assigned personnel.
- Perform duties of, and serve as back up for, the day shift BOS or Customer Service personnel if needed.
- Work rotational shifts for 24 x 7 operations center coverage in the event of an unplanned absence or emergency to include days, evenings, nights, weekends, and holidays.
- Participate in rotating on-call responsibilities.
- Attend meetings as assigned.
- Promote effective employee relationships.
- Ensure compliance with all company and regulatory policies and procedures.
- Create, review, edit, and distribute routine correspondence, reports, forms, and memorandums from various files or rough draft format using MS Office applications.
- Report and update management on operational issues.
- Perform other duties as assigned.
Requirements
- Ability to effectively present information one-on-one and small groups to customers, clients, and other employees of the organization.
- Two to three years of experience in a similar role, both in customer service and operations, preferably in building maintenance.
- Ability to adapt to frequent change and a hectic, fast-paced work environment.
- Strong interpersonal skills and ability to deal with others in a positive, customer-focused manner.
- Ability to comprehend written and oral instructions.
- Reliable transportation to and from work, for providing additional shift coverage, and for occasional off-site meetings.
Qualifications
- Associates Degree, two years of college with 3 years of experience, or 5 years of related experience, with additional training in the use of computers for data entry, work processing, reporting, spreadsheets, etc.
Preferred Qualifications
- One year of supervisory or work leadership experience.
- Facilities and operations management experience.
- MAXIMO experience.
Security
Must be a U.S. Citizen, able to obtain and maintain a Top-Secret Security Clearance.
Physical Demands
Incumbents may work in conditions that require operating industrial machinery/power tools and motor vehicles. Additionally, incumbents may participate in work that requires walking, bending, squatting, and carrying materials throughout the facility. Workplace conditions necessitate following strict safety guidelines and the use of Personal Protective Equipment. Work tasks requiring the incumbent to lift weight more than 50 pounds requires two or more persons.
Pay
$41.20 per hour. Actual compensation may vary based on factors such as job responsibilities, education, experience, skills, internal equity, market data, applicable collective bargaining agreements, and relevant laws.

Schedule
Eight-hour work schedule, Monday through Friday, with rotational shifts.
