About the Role
Performs complex preventive and corrective maintenance, repairs, and installations of electrical, mechanical, plumbing, and/or HVAC equipment, machinery, and controls located in the interior and exterior of buildings. Monitors building system operations and performance with critical, specialized knowledge required at the client site.
Responsibilities
- Complies with all applicable codes, regulations, governmental agency, and company directives related to building operations and work safety.
- Operates, maintains, monitors, and performs preventive, predictive, and corrective maintenance on building equipment, including:
- Mechanical/HVAC/plumbing systems
- Electrical/cabling systems
- Fire detection and suppression systems
- Life safety systems
- Lighting and temperature control systems
- Building management systems and digital systems
- Maintains the professional appearance of the property, equipment, engineering spaces, and common areas.
- Maintains the building lighting system, including element and ballast repairs or replacements.
- Prepares estimates detailing the amount of time and materials needed for completing tasks.
- Maintains adequate supplies and tools and orders necessary materials to complete all tasks.
- Maintains an energy management program to ensure efficient operation of all systems to minimize operating costs.
- Oversees and inspects the work performed by outside contractors (e.g., landscaping, snow removal, remodeling, HVAC, plumbing, and cleaning).
- Performs work in compliance with standard operating procedures, critical work packages, and maintenance work instructions.
- Performs specialized and complex tasks such as carpentry, electrical, painting, roofing, HVAC, welding, furniture assembly/relocation, and locksmith tasks.
- Performs inspections of building systems including fire alarms, HVAC, plumbing, and electrical.
- Uses PC and/or PDA for work order system, email, ESS, and training.
- Responds to emergency situations and customer concerns.
- Provides informal assistance such as technical guidance and/or training to coworkers.
- Coordinates and assigns tasks to co-workers within a work unit and/or project.
- Performs other duties as assigned.
Requirements
- High school diploma or GED and eight or more years of experience in electrical systems, refrigeration, and/or HVAC. Or equivalent combination of education and experience.
- Universal CFC certification required.
- Additional certification in one or more of the following: electrical, mechanical, HVAC and refrigeration systems, process controls, mechanical power transmissions, painting, plumbing, carpentry, or engine repair.
- Certifications/licenses as may be required by local or state jurisdictions.
- Excellent written and verbal communication skills.
- Strong organizational and analytical skills.
- Ability to provide efficient, timely, reliable, and courteous service to customers.
- Ability to effectively present information.
- Knowledge of financial terms and principles; ability to understand operating budgets.
- Ability to calculate intermediate figures such as percentages, discounts, and/or commissions.
- Ability to conduct basic financial analysis.
- Ability to comprehend, analyze, and interpret documents.
- Ability to solve problems involving several options in situations; requires intermediate analytical and quantitative skills.
- Proficiency with Microsoft Office Outlook and work order systems.
- Physical requirements include stooping, standing, walking, climbing stairs/ladders, and ability to lift/carry heavy loads of 50 lbs. or more.
Safety Responsibilities
- Complete all required and assigned HSE (Health, Safety, Environment) training at a satisfactory level.
- Follow all activity policies and procedures, including all HSE-related requirements at all times.
- Participate in all HSE-related programs and activities as required, including incident investigations, interviews, auditing, and assessment.
- Report any conditions which could result in an accident or injury and/or stop work if required.
