Job Responsibilities
- Act on all problems, emergencies and other matters affecting the building automation systems.
- Suspend activities when undue risk to health, safety, or the environment is identified.
- Provide recommendation on equipment/systems operation and modification for energy conservation, efficiency, and reliability.
- Review designs and perform project management responsibilities for building automation systems modifications, additions, and expansions.
- Ensure all building automation system monitoring, operations and maintenance complies with policies and procedures, federal, state and local regulatory agency requirements.
- Train and guide team members around complex activities within own area and address any escalations/ deviations.
- Oversee the safe and efficient operation of all building automation systems (BAS).
- Keep Utilities and Facilities Managers informed of abnormal conditions.
- Coordinate with contractors, management, and supervisors to ensure timely reporting and troubleshooting of BAS issues.
- Act as liaison among FOM, contractors, and building tenants to minimize service disruptions.
- Develop and recommend preventive maintenance procedures for BAS.
- Ensure operations meet institutional, regulatory, and safety requirements.
- Coordinate and schedule operational tests, inspections, and maintenance of BAS by in-house and contractor personnel.
- Supervise designated staff to complete required activities.
- Oversee BAS-related construction and renovation work to ensure quality and compliance with contracts and hospital safety standards.
- Conduct quality assurance inspections.
- Maintain regular and predictable attendance.
Qualifications
- Minimum Education and/or Training: Associate's degree required. Bachelor's degree preferred.
- Minimum Experience: Bachelor's degree in related area (e.g., Administration, Facilities Management, Mechanical) with 4+ years of relevant experience or an associate's degree in related area with 6+ years of relevant experience.
- Experience with building automation systems operation and maintenance, preferred.
- Some experience analyzing complex control sequences and resulting operations, and providing solutions for difficult technical problems.
- Some experience dealing with campus building occupants, contractors, and consultants.
- Knowledge of heat transfer and fluid flow and the application of mechanical devices used for delivery of ventilation, steam, chilled water, hot water, and humidification.
- Expertise in hospital policies and departmental procedures, preferred.
- Basic proficiency in MS software and end-user proficiency in CMMS software.
