About the role

Specification Generation Engineer responsible for overseeing the development, writing, and maintaining comprehensive technical specifications for automotive retail, service, and manufacturing facilities—including buildings, site improvements, mechanical/electrical/plumbing systems, and specialized manufacturing equipment. Ensures specifications align with brand standards, regulatory requirements, operational needs, and budget parameters. This position reports to the Head of Facilities in Warsaw, IN.

Responsibilities

  • Specifications Development
    • Author detailed building specifications for new construction, renovation, and remodel projects, including architectural, structural, civil, MEP (mechanical, electrical, plumbing), and finish specifications.
    • Develop equipment specifications for automotive-specific systems such as vehicle lifts, tire changers, wheel balancers, alignment systems, wash systems, compressed air systems, exhaust extraction systems, lube/oil dispensing systems, and EV charging infrastructure.
    • Write site specifications covering paving, drainage, fuel storage/dispensing systems, signage foundations, and lighting.
  • Standards & Compliance
    • Ensure all specifications comply with applicable codes (IBC, ANSI, IFC, NFPA, OSHA, ADA, EPA, local/state jurisdictional requirements).
    • Incorporate brand design standards and prototype guidelines into specifications.
    • Maintain current knowledge of automotive equipment standards (e.g., ALI/ETL for lifts, UL listings, ANSI standards).
    • Coordinate with environmental and safety teams on hazardous material handling requirements (waste oil, refrigerants, solvents).
  • Collaboration & Coordination
    • Partner with architects, engineers, contractors, and equipment vendors to develop and refine specifications.
    • Work with operations and service teams to understand functional requirements and translate them into technical documents.
    • Participate in design reviews, value engineering sessions, and constructability reviews.
    • Respond to RFIs and addenda related to specifications during the bidding and construction phases.
  • Document Management
    • Maintain a master specifications library; update regularly based on lessons learned, new products, and code changes.
    • Track approved product and equipment lists; manage substitution request processes.
    • Coordinate with procurement on equipment standardization and preferred vendor programs.

Requirements

  • Bachelor's degree in Mechanical Engineering, Electrical Engineering, Industrial Engineering, Manufacturing Engineering, or related technical field.
  • 3-7+ years of experience in maintenance engineering, reliability engineering, asset management, or manufacturing engineering.
  • Experience developing maintenance procedures, job plans, or technical documentation.
  • Strong knowledge of preventive, predictive, and reliability-centered maintenance methodologies.
  • Ability to interpret engineering drawings, schematics, P&IDs, and equipment manuals.
  • Proficiency in Microsoft Office Suite and engineering documentation tools.
  • Familiarity with maintenance KPIs, equipment reliability analysis, and asset management principles.
  • Knowledge of industrial equipment, utilities systems, and manufacturing processes.

Preferred Qualifications

  • Certified Maintenance & Reliability Professional (CMRP) certification.
  • Lean Six Sigma certification.
  • Experience in a multi-site manufacturing environment.
  • Knowledge of ISO standards, TPM, and equipment lifecycle management.
  • Experience with data analysis and reporting tools.

Pay

Base pay range (annual): $108,877.26 – $136,096.58 – $163,315.90 USD.
