About the Role
Operation and Maintenance (O&M) of HVAC systems, DG sets, chillers, plumbing systems, fire & safety, civil repair & maintenance, elevators & escalators, solar systems, and other engineering services.
Responsibilities
- Ensure electricians and operators complete close-out procedures in advance to relieve the previous shift.
- Verify that all tools are accounted for by technicians and match the required list.
- Ensure technicians accurately fill log sheets for all equipment with correct data.
- Conduct proper rounds of all equipment rooms with technicians.
- Promote energy conservation through judicious use of electrical energy.
- Investigate and repair plant failures outside the Planned Preventive Maintenance (PPM) regime.
- Escalate plant failures to the Assistant Property Manager (APM) if they cannot be fixed within an agreed timeframe, require long-lead-time parts, or fall outside normal site spares.
- Monitor responses to all engineering-related help desk calls and ensure timely closure.
- Monitor, acknowledge, and action all alarms generated from the building management systems.
- Collaborate with operators and technicians to ensure familiarity with all aspects of mechanical and electrical plant operations.
- Ensure complete and accurate filling of logs and operational documents, including site-specific maintenance software data.
- Collect accurate data and compile Management Information System (MIS) reports as required.
- Supervise attendance, work, grooming, and conduct of all technical staff during the shift.
- Hand over the shift to the following shift’s AFM/Supervisor with detailed notes and an appropriate briefing.
Safety and Security
- Ensure security norms are not violated while escorting vendor personnel for maintenance activities.
- Enforce all safety measures and procedures while working on equipment.
- Conduct safety briefings, toolbox talks, and ensure adherence to safety standards.
- Ensure compliance with work permits and safety protocols.
