Service Technician - Montage at Marquis Hills

About the role

Greystar is a leading real estate platform offering property management, investment management, development, and construction services in institutional-quality rental housing. This role is located at Marquis Hills in Williamsburg, Virginia.

Responsibilities

• Completes assigned work orders and preventative maintenance tasks.
• Prepares vacant apartment homes for leasing and new move-ins by completing the make-ready process.
• Follows procedures for accessing and returning materials, supplies, equipment, tools, and other items from the property’s maintenance department.
• Documents and tracks service requests in a timely, accurate, and complete manner.
• Maintains the grounds, common areas, and amenities by performing tasks such as picking up trash, pressure-washing, cleaning, and painting.
• Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, and practicing proper tool and equipment usage.

Other Responsibilities

• Complies with safety and risk-management policies by attending and participating in safety meetings, completing required training, and reporting accidents and incidents promptly.
• Periodically inspects work performed by contractors, vendors, and other service providers to ensure quality standards, scope, and specifications are met.
• Assists in conducting routine and periodic property inspections to identify safety and risk management concerns, keep the property in good repair, and communicate concerns about the physical needs of the property to management.

Physical Demands

• Standing, walking, and sitting for extended periods.
• Bending, stooping, climbing ladders, reaching, carrying objects, and crawling in confined areas.
• Working inside and outside in all weather conditions.
• Pushing, pulling, lifting, carrying, or maneuvering weights of up to 25 pounds independently and 50 pounds with assistance.
• Rare or regular travel may be required to assist other properties, attend training classes, business meetings, or other situations.
• A flexible work schedule, including evenings, weekends, and holidays.

Required Licenses or Certifications

• EPA certifications Type 1 and II or Universal for refrigerant recycling (for Certified Service Technicians).
• All certifications as required by State and Local jurisdictions (for all Service Technicians).
• A valid driver’s license to operate a golf cart on property, if applicable.

Pay

The hourly range for the position is $25.00 - $27.00. Additional compensation may include a quarterly or annual bonus program, and weekly, monthly, and/or quarterly bonus programs for onsite property positions.
