Service Technician - Monarch 716 (Student Living)

About the role

Responsibilities

• Completes assigned work orders and preventative maintenance tasks.
• Prepares vacant apartment homes for leasing and new move-ins by completing the make-ready process.
• Accesses and returns materials, supplies, equipment, and tools from the maintenance department.
• Documents service requests and other paperwork accurately and promptly.
• Maintains grounds, common areas, and amenities by performing tasks such as picking up trash, pressure-washing, cleaning, and painting.
• Supports cost-cutting initiatives by fixing rather than replacing parts and practicing proper tool usage.

Other Responsibilities

• Complies with safety and risk-management policies by attending safety meetings, completing required training, and reporting incidents promptly.
• Inspects work performed by contractors and vendors to ensure quality and compliance with standards.
• Conducts routine and periodic property inspections to identify and address safety and maintenance issues.

Physical Demands

• Ability to stand, walk, and sit for extended periods, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
• Work in all weather conditions, including rain, snow, heat, hail, wind, and sleet.
• Ability to lift and carry up to 25 pounds independently and up to 50 pounds with assistance.
• Rare or regular travel may be required for assisting other properties, attending training classes, or other business-related activities.
• Flexible work schedule, including evenings, weekends, and holidays.

Required Licenses or Certifications

• EPA certifications Type 1 and II or Universal for refrigerant recycling (for Certified Service Technicians).
• All certifications required by State and Local jurisdictions (for all Service Technicians).
• Valid driver’s license for operating a golf cart on property, if applicable.

Pay

The hourly rate for this position is $27.00 - $28.00 per hour. Additional compensation may include a quarterly or annual bonus program for corporate positions, and weekly, monthly, and/or quarterly bonus programs for onsite property positions.
