Key Responsibilities
- Daily Maintenance: Perform all repair and maintenance work on apartments, buildings, common areas, irrigation systems, and grounds.
- Service Requests: Complete work orders within 1 business day, barring extraordinary circumstances.
- Unit Turnovers: Prepare vacant units for new residents—remove debris, repair/replace as needed, paint, rotate locks, and inspect.
- Shop Organization: Maintain a clean, organized, and well-stocked maintenance shop.
- Emergency Response: Participate in the 24-hour on-call rotation and respond professionally to emergency issues.
- Preventative Maintenance: Complete quarterly and semi-annual PM reports across all building systems, HVAC, amenities, and resident units.
- Pool Maintenance: Perform operational tasks on pool equipment (if applicable).
- General Upkeep: Paint interior/exterior surfaces like curbs, handrails, and utility units.
- Team Support: Provide technical direction to staff and assist as needed with all maintenance duties.
- Fair Housing Compliance: Follow Fair Housing regulations at all times.
Qualifications
- Preferred Certification: HVAC or EPA certification
- Experience: 3+ years of relevant maintenance experience (Apartment or Multi-Family setting strongly preferred)
- Bonus Experience: Pool operation and maintenance
- Skills: Proficient in HVAC, plumbing, electrical, carpentry, appliance repair, and irrigation
- Availability: Must be available to participate in the on-call rotation as part of our 24-hour maintenance commitment
Physical Requirements
- Lift up to 75 lbs
- Bend, stoop, twist in tight spaces
- Reach overhead for extended periods
- Stand and walk for extended periods, climb stairs as needed
