About the Role

A Service Manager oversees the overall maintenance and upkeep of a multifamily community, ensuring high standards of quality, functionality, and resident satisfaction. This leadership role requires expertise in property maintenance, including plumbing, electrical, HVAC, carpentry, and appliance repair, as well as strong team management and customer service skills.

Responsibilities

  • Oversee all maintenance operations to maintain the property’s quality and functionality.
  • Develop and implement preventative maintenance programs to preserve the long-term value of the property’s systems and equipment.
  • Manage the maintenance budget, track expenses, and identify cost-saving opportunities.
  • Maintain organization and inventory of maintenance equipment, materials, and supplies.
  • Keep the maintenance shop and storage areas clean, organized, and well-maintained.
  • Supervise, mentor, and evaluate the performance of the maintenance team, including Assistant Service Managers, Service Technicians, and Senior Service Technicians.
  • Provide guidance, training, and support to team members to foster professional development.
  • Delegate and oversee work assignments to ensure tasks are completed efficiently and to high standards.
  • Foster a positive and collaborative work environment focused on resident satisfaction.
  • Ensure timely and efficient response to resident service requests, addressing maintenance issues promptly and professionally.
  • Provide technical expertise to diagnose and troubleshoot complex maintenance issues.
  • Monitor resident satisfaction with maintenance services and address concerns or complaints effectively.
  • Oversee the make-ready process for vacant apartments, ensuring they are clean, functional, and aesthetically appealing.
  • Maintain the overall appearance of the community, including grounds, common areas, and amenities.
  • Conduct regular property inspections to identify maintenance or safety concerns.
  • Ensure compliance with all applicable safety regulations and standards.
  • Manage relationships with vendors and contractors, negotiating contracts and ensuring cost-effective, high-quality services.

Requirements

  • 5-6 years of experience in apartment home repair, with advanced knowledge of plumbing, electrical, HVAC, carpentry, and appliance repair.
  • Proven experience managing and leading a team of maintenance professionals.
  • Bilingual (Spanish/English) preferred.
  • EPA and HVAC certifications required.
  • In-depth knowledge of OSHA safety rules and regulations.
  • Excellent customer service skills with a focus on resident experience.
  • Ability to work a flexible schedule, including on-call availability for emergencies.
  • Strong leadership, communication, and problem-solving skills.
  • Ability to prioritize tasks and manage time effectively.
  • Knowledge of budget management and cost control principles.
  • Valid driver’s license with no major infractions in the last 12 months.
