Service Manager
About the role
Caliber Living is a fast-growing property management company dedicated to providing high-quality resident experiences, maintaining well-maintained communities, and fostering a positive team culture. The Service Manager oversees maintenance operations, ensuring the community runs smoothly every day.
Key Responsibilities
Perform and oversee daily maintenance tasks, including HVAC, electrical, plumbing, appliance repair, flooring, painting, and general carpentry.
Conduct and coordinate make-ready repairs for vacant units.
Maintain all amenity areas, tools, equipment, and maintenance shop organization.
Keep property grounds clean and free of debris.
Ensure all safety hazards or maintenance concerns are addressed promptly.
Respond to and complete service requests within 24 hours whenever possible.
Provide excellent customer service with timely, clear, and respectful communication.
Respond to after-hours emergencies when on call (must be able to arrive within one hour).
Assist with resident events as needed.
Complete monthly lighting inspections, preventative maintenance, and safety checks.
Maintain pool, HVAC, and safety logs.
Ensure compliance with OSHA, EPA, and Fair Housing regulations.
Uphold and enforce all company safety policies.
Manage maintenance inventory and shop supplies.
Support the Community Manager with budgeting for tools, supplies, and maintenance needs.
Supervise the Service Technician and support training and workflow management.
Collaborate closely with Community Manager and Assistant Community Manager.
Demonstrate Caliber Living’s core values in daily interactions and decision-making.
Qualifications
High School Diploma required, College degree preferred.
3–5 years of apartment maintenance experience.
Minimum 1 year in a maintenance leadership or Service Manager role.
EPA 608 (Type I & II or Universal) certification required or attainable.
CPO certification required or attainable.
Valid driver’s license, auto insurance, and reliable transportation.
Strong knowledge of HVAC, plumbing, electrical, and carpentry.
Ability to use power tools, meters, gauges, recovery equipment, and hand tools.
Basic computer literacy (maintenance systems, email, work order software).
Ability to work weekends, evenings, and holidays when needed.
