ESSENTIAL JOB DUTIES

  • Ensuring the smooth running of each community in partnership with the Asset Manager and Regional Property Manager.
  • Overseeing all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc.
  • Providing superior customer service and communication to our residents and prospects to enhance customer satisfaction and increase renewals, revenue, reputation, and profitability.
  • Developing, mentoring, leading, and managing a high-performing, cohesive team, including leasing, customer service, maintenance, and management personnel, in order to maximize their engagement and minimize turnover.
  • Driving revenues with your thorough understanding and analysis of competition and development of creative marketing programs.
  • Leading by example - Instilling, maintaining, and modelling the mission to be the best national management company.
  • Supervise day-to-day operations of entire on-site team, ensuring that all policies and procedures are being followed.
  • Maintain effective on-site staff through interviewing, hiring, and terminating as necessary.
  • Maintain a positive living environment for community residents through prompt conflict resolution and consistent follow-up.
  • Manage and maintain all aspects of overall community budget and finances.
  • Work with leasing staff to ensure that leasing/marketing goals are being met.
  • Maintain positive relations with all community vendors.
  • Cook with special projects as requested by supervisor.

Competencies

  • Able to travel to multiple property sites on a regular basis; ability to travel to offsite locations for meetings.
  • Detail oriented and able to focus with frequent interruptions.
  • Confident and protective of operations of business by keeping information confidential.
  • Able to analyze, prioritize, and delegate.
  • Able to effectively manage a team of professionals, including both employees and vendors.
  • Previous experience in analyzing and negotiating commercial lease and/or contract language.
  • Advanced knowledge of Microsoft Office Suite.

Important Experience

  • 10+ years of Property Management experience.
  • 5+ years of Management experience.
  • CPM, RPA, or CSM designation or in process.
  • Strong knowledge of finance and building operations.

Additional Eligibility Qualifications

  • Bachelor’s Degree required.
  • Real estate license.

WORK ENVIRONMENT

  • Professional office environment.
  • May need to stand and walk for extended or continuous periods of time.
  • May need to ascend and descend staircases, ladders, and/or step stools.
  • May require travel outside between buildings in varying outdoor weather conditions.

PHYSICAL DEMANDS

  • Stand and walk for extended or continuous periods of time.
  • Ascend and descend staircases, ladders, and/or step stools.
  • Travel up to 60% of the time.
  • Exert up to 20 pounds occasionally, and/or up to 20 pounds frequently, and/or up to 20 pounds of force constantly to lift, carry, push, pull, or move objects.

COMPENSATION

  • $ 89,250.00 - $105,000.00
