About the Role

We are a growing firm looking for driven, entrepreneurial professionals who want to grow with us and are passionate about their work. The Senior Property Manager is responsible for managing the performance of existing investments against the business plan. This is a management role that will directly and indirectly supervise individuals, building staff, and operations while coordinating their various functions. The position requires working in-office at least 5 days a week.

Responsibilities

  • Oversee day-to-day operations of a BKM Management Office and the properties it serves, ensuring compliance with established policies and procedures.
  • Manage and mentor property management staff in the office.
  • Leasing Duties:
    • Assist the local leasing team in negotiating new leases and lease renewals within corporate guidelines.
    • Oversee the lease execution process for new leases and renewals.
    • Review lease abstracts and coordinate lease reviews with asset management.
    • Work with the local leasing team and brokerage community to support successful leasing.
  • Property Management Duties:
    • Provide first-class customer service to meet tenant needs and resolve problems.
    • Respond to tenant work orders and ensure timely completion.
    • Create and prepare scopes of work for vendor bidding and manage vendor contracts.
    • Conduct routine property inspections, vendor site walks, and tenant tours to ensure properties meet BKM standards.
    • Read and understand tenant leases; review Certificates of Insurance for vendors and tenants.
    • Inspect vacant units to ensure they are clean and show-ready for prospective tenants.
    • Set up and ensure accuracy of job codes and capital contracts in Yardi for unit rollovers and capital projects.
    • Oversee tenant improvements to ensure compliance with local codes, leases, and work letter agreements.
    • Review and approve property invoices in AVID; complete tasks assigned in Asana.
    • Prepare and review A/R, collections, and monthly reports, including recommendations for legal proceedings or evictions.
    • Prepare and submit monthly operating expense variance reports and Commercial Billing Reports.
    • Prepare and/or review annual budgets, operating expense estimates, and CAM reconciliations.
    • Work closely with asset management, leasing teams, and BKM construction teams.
    • Control operating costs, capital expenditures, and general/administrative costs.
  • Leadership Duties:
    • Lead by example to foster a positive environment aligned with the company’s brand and culture.
    • Provide training, coaching, recognition, and performance management to staff.
    • Prepare annual performance appraisals and development plans for staff.

Requirements

  • Bachelor’s degree in real estate or another business discipline preferred.
  • Minimum of ten years of related property management and leasing experience.
  • Current Real Estate License and PM Permit preferred.
  • Ability to respond to emails and phone requests during and outside of business hours.
  • Strong analytical skills (Excel) and competence in Yardi.
  • Excellent written and verbal communication skills.
  • Ability to work well under deadlines and in a dynamic team environment.
  • Strong organizational skills.
  • Champion the use of AI and emerging technologies to improve process efficiency.
