About the role
The Senior Project Manager oversees the day-to-day management, coordination, and control of multiple projects and/or contracts, serving as the primary leader of the construction program. Projects typically range from $2,000 to $500,000 each or up to $1,500,000 annually. This role may include direct reports.
Responsibilities
- Plan, coordinate, and manage all project facets to ensure completion within budget, on time, and with quality work.
- Manage projects in accordance with contract requirements, company systems, and procedures.
- Respond promptly to contract agreements, instructions, and inquiries from authorized personnel.
- Enforce Quality Control Plan and implement Site Safety.
- Attend pre-construction, progress, and other project meetings; provide minutes.
- Conduct pre-issuance site visits to assess existing conditions and client needs.
- Develop detailed project scope of work, including AutoCAD drawings, renderings, material approximations, and quantity counts.
- Review proposal scope of work, specifications, and drawings to ensure clarity of project requirements and client expectations.
- Manage project work packages and solicit detailed proposals for each definable feature of work.
- Review and approve proposal packages for client submission; attend negotiations to support the proposal.
- Oversee project close-out, including obtaining required documentation, assisting in pre-final inspections, and preparing As-Built drawings.
- Perform independent reviews of estimates based on technical specifications, scope of work, and drawings; conduct detailed quantity take-offs and enter line items into Unit Price Book software.
- Confirm all necessary line items are included in estimates and unnecessary items are excluded.
- Coordinate subcontractor buyout, including site visits, proposal tracking, and data entry in project management software.
- Review project cost requirements for compliance with project needs and company procedures.
- Negotiate with subcontractors; review and approve subcontractor agreements.
- Manage the submittal process.
- Establish and maintain project start, progress, and completion schedules.
- Utilize schedules, RFI and submittal logs, cost information, and status meetings to ensure timely and profitable project completion.
- Engage with new and existing customers to discuss needs, propose solutions, and identify opportunities to enhance service and grow business.
- Assist proposal and business development departments with requests for information and proposal reviews.
- Ensure compliance with company Health, Safety, Environment, and Quality (HSEQ) guidelines and local requirements (e.g., OSHA, USACE EM385.1.1).
- Drive between project sites, which may be miles apart or from the assigned office; occasional travel may be required.
- Mentor and train operations team members.
Requirements
- 7+ years of experience in the construction industry with a commercial or industrial general contractor.
- Extensive experience managing and coordinating multiple projects, personnel, subcontractors, and vendors.
- Proficient in producing detailed fixed-price estimates using RS Means or other published unit price books.
- Strong knowledge of construction means and methods.
- Effective negotiating skills.
- Ability to adapt to frequent changes in a fast-paced environment while demonstrating integrity and collaboration.
- Strong verbal and written communication skills, including clear and professional presentation of information.
- Familiarity with evolving technology, design, and systems (e.g., Microsoft Office suite, ProCore, Adobe, BlueBeam).
- Bachelor’s degree in Construction Management, Engineering, or a related field (highly desired).
