Senior Project Manager - Facilities & Capital Projects

Ursa Major · Berthoud, CO · 4 wk ago
On-siteProject Management$130k–$150k/yrFull-time
We need to output HTML fragment with sections: About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule. Only include sections that have real specific content. Must not repeat job title. Must not include Job ID etc. Must preserve all substantive info, not invent or summarize away detail. Remove boilerplate: cookie/navigation/legal/EEO/equal-opportunity/scam-warning boilerplate, duplicated lines, application instructions. We need to parse the posting. Key sections: - About the role: The introductory paragraph(s) describing role: "The future of aerospace...". Actually that's company description. The role description: "We are seeking an experienced Senior Project Manager to lead the planning, design, permitting, procurement, construction, and commissioning of a diverse portfolio of capital projects." etc. So we can put that in About the role. - Responsibilities: The "Key Responsibilities" section with sub-bullets: Program & Project Leadership, Consultant & Design Management, Construction Management & Owner Representation, Budget & Schedule Management, Regulatory & Compliance Coordination. Each bullet contains multiple sentences. We need to format as
  • for any list of duties/requirements/benefits. So we can have a list where each
  • contains the content (maybe with paragraphs inside? Usually just plain text). We'll preserve details. - Requirements: The "Required Qualifications" section includes bullet list: Bachelor’s degree..., 8+ years..., Experience managing projects exceeding $1M..., Experience supporting manufacturing..., Demonstrated experience..., Experience working with permitting agencies..., Strong understanding..., Excellent communication..., Ability to manage multiple priorities..., U.S. Citizenship required. Also "Other Duties and Projects, as Assigned" maybe not a requirement but could be included. We'll treat as part of Requirements. - Qualifications: The "Preferred Qualifications" section includes bullet list: PMP certification, PE license, Experience leading multi-phase campus expansion..., Experience supporting facilities subject to DCMA oversight, Experience managing capital projects utilizing multiple delivery methods, Experience leading fast-track projects..., Experience serving as an Owner's Representative..., Experience with Primavera P6, Microsoft Project, or equivalent scheduling software. - Skills: Not explicitly listed but could be derived from required/preferred. However we should only include a Skills section if posting has real specific content for it. There's no separate "Skills" heading. Could we create Skills from the bullet points? The instruction: "Prefer a few substantive sections over many thin ones." So we could combine Skills into Requirements/Qualifications. But we have separate headings for Skills; we should only include if there is real specific content. There's no explicit skills list, but we could infer skills like "communication, leadership, stakeholder management". However that's already in Required Qualifications. Might be better to not create a Skills section to avoid thin content. So we omit Skills. - Benefits: The posting includes "Benefits Include:" with list: Unlimited PTO..., Paid Parental..., Medical..., Tax Advantage Accounts..., Employer Paid Short and Long Term Disability..., Additional Benefit Options..., EAP Program, Retirement Savings Plan..., Equity Grants. So we can create Benefits section with
    • items. - Pay: The posting includes "Colorado law requires us to tell you the base compensation range of this role, which is $130,000 - $150,000, determined by your education, experience, knowledge, skills, and abilities." That's specific pay range. So we include Pay section with that sentence (maybe as

). - Schedule: The posting includes "This position is classified as Full-time Exempt." Also "Work environment includes office spaces...". Also "Frequent travel between Berthoud, Longmont, Galeton, and project sites is expected." Also "The successful candidate should be comfortable spending significant time in the field during active design and construction phases." Also "This is a Senior-level position...". So schedule info: Full-time Exempt, likely full-time schedule. We can include Schedule section with that info. Must not include filler like "not specified". We have actual content: Full-time Exempt, frequent travel, field time. So we can include. We must not include boilerplate: EEO, equal-opportunity, scam-warning, application instructions (How To Apply, NOTE about women and BIPOC, Must be a U.S. Person, Eligibility to obtain security clearance, We’re an equal-opportunity employer, No outside recruiters, please). Also remove duplicated lines. We must preserve all substantive information. So we need to include the company description? The "About the role" should include the role description, not necessarily the company's mission. The instruction: "Do NOT repeat the job title as a heading (the page already shows it)". So we can start with About the role section containing the paragraph(s) that describe the role. Let's extract About the role content: The first few sentences: "The future of aerospace and defense starts here. Ursa Major was founded to revolutionize how America and its allies access and apply high-performance propulsion, from hypersonics to solid rocket motors, satellite maneuvering and launch. We design and deliver propulsion and defense systems that solve the most urgent and critical national security demands. The Journey Starts Here As Ursa Major continues to grow, we are investing heavily in manufacturing, test, research, and corporate facilities across multiple Colorado campuses. From manufacturing equipment installations and laboratory upgrades to new buildings, utilities, test infrastructure, and campus expansion projects, our Facilities & Capital Projects team delivers the infrastructure that enables Ursa Major's continued growth. We are seeking an experienced Senior Project Manager to lead the planning, design, permitting, procurement, construction, and commissioning of a diverse portfolio of capital projects. This individual will serve as the owner's representative and primary project manager for projects ranging from manufacturing equipment installations and facility upgrades to new buildings, utilities, laboratories, and other infrastructure improvements. Projects range from small facility improvements and manufacturing equipment installations to multi-million-dollar buildings, laboratories, utility systems, and campus infrastructure. The successful candidate must be comfortable managing projects within active manufacturing environments while coordinating closely with operations to minimize production impacts. The ideal candidate is a highly organized project leader with experience delivering large-scale industrial, manufacturing, aerospace, defense, energy, or infrastructure projects. This role is focused on project execution, stakeholder management, and construction leadership rather than detailed engineering design. Projects may support any Ursa Major facility, including Berthoud, Longmont, Galeton, test sites, and future locations." That seems appropriate for About the role. Now Responsibilities: We'll list each bullet as

    • . The content includes multiple sentences; we can keep them as is inside
    • . Ensure we don't lose any detail. Responsibilities bullet points: 1. Program & Project Leadership - Lead multiple concurrent capital improvement projects from concept development through commissioning and occupancy. - Manage a diverse portfolio of projects including manufacturing equipment installations, foundations, utility upgrades, building renovations, laboratories, test infrastructure, HVAC systems, electrical systems, civil/site improvements, small building construction, and other capital improvement projects. - Develop project execution plans, budgets, schedules, risk assessments, and resource requirements. - Serve as the primary project manager and owner's representative for assigned projects. - Establish project goals, milestones, reporting requirements, and performance metrics. - Coordinate activities across engineering, operations, manufacturing, EHS, facilities, finance, procurement, and executive leadership. - Drive decision-making and issue resolution throughout the project lifecycle. - Present project updates, risks, and recommendations to leadership. - Identify project risks, constraints, and execution challenges early and develop recovery plans to maintain project objectives. 2. Consultant & Design Management - Coordinate internal stakeholders to develop project scope, define operational requirements, and establish project priorities. - Manage third-party engineering, architectural, and specialty design consultants. - Coordinate review and approval of design deliverables. - Ensure project designs align with operational requirements, explosive safety requirements, manufacturing objectives, and company standards. - Facilitate stakeholder design reviews and decision-making workshops. - Manage consultant scope, schedule, budget, and performance. - Coordinate permitting, regulatory approvals, and jurisdictional reviews. - Lead contractor solicitation, proposal evaluation, and selection processes, including participation in RFP development, bidder evaluations, and contract negotiations. 3. Construction Management & Owner Representation - Serve as the owner's representative during construction activities. - Coordinate construction activities within active manufacturing and research environments while minimizing operational disruptions. - Manage contractor performance, schedule adherence, safety compliance, and quality expectations. - Conduct site walks and monitor project progress. - Review and approve contractor invoices, pay applications, change orders, and project documentation. - Coordinate construction activities with ongoing operations. - Lead project commissioning, startup, turnover, and closeout activities. - Ensure project execution aligns with approved scope, budget, and schedule objectives. 4. Budget & Schedule Management - Develop and maintain detailed project budgets and schedules. - Forecast expenditures and cash flow requirements. - Identify project risks and implement mitigation strategies. - Manage project contingencies and change management processes. - Ensure financial accountability throughout project execution. 5. Regulatory & Compliance Coordination - Coordinate permitting activities with local, state, and federal agencies. - Ensure projects comply with applicable building codes, environmental regulations, and explosive safety requirements. - Support preparation of documentation required for regulatory approvals and inspections. - Partner with EHS and Operations teams to ensure compliance throughout project execution. We could either keep each top-level heading as part of the
    • text, or we could break into sub-sections. The instruction: Use
      • for any list of duties/requirements/benefits. So we can have a single
          with each responsibility as
        • . The content can include line breaks? We'll just put the whole bullet as text. Now Requirements: We'll list each bullet as
        • . Content: - Bachelor’s degree in Engineering, Construction Management, Architecture, or related technical field. - 8+ years of experience managing capital projects, industrial construction projects, manufacturing facility projects, infrastructure projects, or similar large-scale programs. - Experience managing projects exceeding $1M in value. - Experience supporting manufacturing, aerospace, defense, industrial, energy, or similar technical environments. - Demonstrated experience managing project budgets, schedules, contractors, and consultants. - Experience delivering projects from concept through commissioning. - Experience working with permitting agencies, AHJs, and regulatory authorities. - Strong understanding of construction practices, project controls, and risk management. - Excellent communication, leadership, and stakeholder management skills. - Ability to manage multiple priorities in a fast-paced environment. - U.S. Citizenship required. Also "Other Duties and Projects, as Assigned" maybe not a requirement but could be included as a bullet? It's under Required Qualifications heading but seems like a generic statement. Might be considered boilerplate? It's not a specific qualification. Might be considered filler. Safer to omit. Now Qualifications (Preferred): list: - PMP certification. - Professional Engineer (PE) license. - Experience leading multi-phase campus expansion programs, large capital improvement programs, or portfolios of concurrent capital projects. - Experience supporting facilities, infrastructure, or manufacturing projects subject to Defense Contract Management Agency (DCMA) oversight or compliance requirements. - Experience managing capital projects utilizing multiple project delivery methods, including Design-Bid-Build (DBB), Design-Build (DB), Construction Manager at Risk (CMAR), and Engineering, Procurement & Construction (EPC) delivery models. - Experience leading fast-track projects, phased construction programs, and projects executed within active manufacturing or operational environments is highly desirable. - Experience serving as an Owner's Representative for industrial, manufacturing, aerospace, defense, or infrastructure construction projects. - Experience with Primavera P6, Microsoft Project, or equivalent scheduling software. Now Benefits: list: - Unlimited PTO - Vacation, Sick, Personal, and Bereavement - Paid Parental and Adoptive Leave - Medical, Dental and Vision Insurance - Tax Advantage Accounts (HSA/FSA) - Employer Paid Short and Long Term Disability, Basic Life
