About the Role

The Senior Project Manager oversees renovations, new construction, and acquisition projects across The Galman Group Portfolio. This position directs and coordinates projects while ensuring all activities are completed within budget. Availability during evenings, nights, and weekends is required for staffing needs, emergencies, board meetings, and networking events.

Responsibilities

  • Develop and manage project budgets, participate in budget meetings, and ensure adherence to budgeting guidelines.
  • Review financial information, track project spending, and perform project performance analysis.
  • Document and retain all project information.
  • Obtain bids for property improvements from contractors and vendors.
  • Coordinate projects with contractors, sub-contractors, Property Operations, and Leadership to maintain communication and promote professional project management.
  • Arrange for, oversee, manage, and redirect activities of contracted project representatives.
  • Ensure all contracted work is inspected and monitored before, during, and after completion.
  • Visit and inspect properties in the portfolio regularly to ensure smooth operation and identify areas for improvement.
  • Physically inspect all project activities.
  • Study and evaluate ways to improve quality, increase revenue, efficiency, and economy of services and facilities.
  • Communicate frequently with the Executive VP of Construction regarding project status, capital improvements, budget concerns, and potential issues.
  • Report project statuses and options to senior management via professional reporting.
  • Retain all project information and documentation on Construction Drive.
  • Attend management meetings at corporate headquarters as required.
  • Develop and enforce project schedules, including strategies to maintain them and penalties for contractors as needed.
  • Conduct all business in accordance with company policies, Fair Housing, ADA, FCRA, and other applicable laws.
  • Work with the Executive VP of Construction to develop schedules and budgets for renovations and major projects.
  • Inspect and coordinate unit renovation efforts with the Project Management team to ensure a 75-day turnaround schedule.
  • Hold vendors accountable for deadlines, quality, and structure of contracted work.
  • Effectively manage the Project Management team to meet required budgets and timelines.
  • Perform other duties and assist with special projects as needed.

Requirements

Experience within the multifamily industry is required.
