About the role
The Senior Project Manager leads individual projects of larger size or greater complexity, supervising teams and ensuring project success. This role may involve leading Project Teams and negotiating contracts.
Responsibilities
- Supervise Project Teams, offering guidance on project management techniques and adherence to plan specifications.
- Directly responsible for projected costs and profits for each assigned project.
- Prepare estimates for the project and assist in negotiating the project's prime contract.
- Lead the project team in preparing the Project Management Plan (PMP).
- Participate in value engineering services as needed.
- Organize and hold pre-construction planning and pre-mobilization meetings.
- Negotiate and obtain permits and resolve other regulatory requirements as necessary.
- Develop and manage the project schedule, ensuring milestones are met.
- Review Contract Documents and determine their completeness and consistency.
- Manage project materials and equipment procurement within the project budget and schedule.
- Maintain regular site visits, monitor project progress, and address safety, quality, and schedule issues.
- Negotiate change orders and manage their financial impacts.
- Control job cost payments and coordinate with the job cost accountant.
- Coordinate final close-out procedures, including as-built drawings, punch lists, final billing, occupancy permits, owner acceptance, project manuals, warranty letters, subcontractor close-out, letter of substantial completion, and letter of recommendation.
- Conduct post-completion project reviews and provide data to the Estimating & Marketing team.
- Participate in the 11-month warranty walk-through with the owner and maintain owner relations.
Qualifications
- Bachelor’s degree in civil engineering, construction management, or related field, or equivalent education and experience.
- Minimum of eight years project management experience in mission-critical construction projects.
- Strong ability to manage complex projects.
- Effective teamwork and delegation skills.
- Excellent verbal and written communication, presentation, and problem-solving abilities.
- Understanding of estimating concepts, contractual language, and building codes.
