About the role

The Construction Project Manager is the primary owner of project delivery at RCCS. This role carries full accountability for contract administration, cost control, schedule performance, subcontractor management, and owner communication from project award through final closeout.

Responsibilities

  • Owes the full project lifecycle - from contract execution and preconstruction handoff through field delivery and final closeout.
  • Owns the project budget and cost forecast from award through closeout; produces accurate monthly WIP reports and cost-to-complete updates with no surprises to leadership.
  • Manages submittal and RFI logs; ensures timely processing and distribution with full documentation of impact on cost, schedule, and scope.
  • Executes subcontractor buyout with discipline; level bids, confirm scope coverage, and close gaps before executing subcontracts through Contract Administration.
  • Manages pay application processing, lien waiver collection, and billing accuracy in coordination with Project Accounting; escalates billing disputes immediately.
  • Identifies, prices, and issues all change orders in a timely manner; no verbal scope changes proceed without written notice and documented owner authorization.
  • Maintains a current and complete change order log; coordinates with Contract Administration to ensure executed documents are on file before work proceeds.
  • Issues and tracks all notices required under the prime contract; escalates potential claims or disputes to the Director of Construction and legal counsel within 24 hours of identification.
  • Directs and supports the project Superintendent in daily field execution; maintains shared accountability for production, quality, and safety outcomes.
  • Leads APM and PE development; assigns ownership of logs, submittals, document control, and meeting records with clear deadlines and review cycles.
  • Conducts and documents weekly OAC meetings, subcontractor coordination meetings, and internal project reviews; all action items logged and tracked to closure.
  • Enforces RCCS quality control standards at each inspection and turnover milestone; identifies deficient work early and holds subcontractors accountable for timely correction.
  • Supports an incident-free jobsite by reinforcing RCCS safety protocols with all trades; escalates any safety incident or near-miss to the Director of Safety same day.
  • Ensures compliance with all local, state, and federal building codes and permit requirements; coordinates inspections with authorities having jurisdiction and documents all results.
  • Identifies project risks proactively; documents mitigation strategies and escalates any cost variance over $25,000 or schedule milestone risk to the Director of Construction same day.
  • Maintains complete and current project documentation; logs, daily reports, correspondence, and issue registers must be current in Procore before each weekly review.
  • Serves as the primary point of contact for the owner; communicates project status clearly and consistently, managing expectations with facts, not optimism.
  • Drives a structured closeout process: punch list management, final inspections, certificate of occupancy, closeout documentation package, and owner training completed on schedule.
  • Formally transitions project to the Warranty Manager with a complete handoff packet; participates in warranty review meetings during the first 90 days post-turnover.

Qualifications

  • Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field preferred.
  • Minimum 5 years of experience managing commercial construction projects with full P&L responsibility; multifamily, townhome, or built-to-rent experience strongly preferred.
  • Demonstrated proficiency in Procore and Sage 300 or equivalent construction ERP; working knowledge of P6 or MS Project scheduling.
  • Strong working knowledge of AIA contract structures, lien law, and construction notice requirements in North and South Carolina.
  • Ability to read, interpret, and coordinate from architectural and engineering construction documents with confidence.
  • PMP certification or equivalent project management credential preferred; OSHA 30 required or must be obtained within 90 days of hire.
  • NC Building Contractor qualifier credentials or the willingness to pursue qualification is a plus.

Pay

$130,000-$150,000

Schedule

Monday through Friday, standard daytime hours; 8:00 AM – 5:00 PM. Occasional evening or weekend work may be required based on project demands.

Job Type

Full-time position, exempt; averaging 40+ hours per week.

Work Location

Onsite | 1710 Camden Rd, Charlotte, NC 28203, with active project site presence as required.

Office-based environment with business casual dress code and regular active jobsite visits. Standard office equipment including computers, phones, and document management systems are used daily. Jobsite environments will require appropriate PPE in accordance with RCCS safety standards.
