About the role

Msquare Construction, Inc.’s Senior Project Manager (SPM) oversees, monitors, and manages all phases of awarded projects. Responsibilities include scheduling contract work, preparing and monitoring the project budget, overseeing on-site supervision staff, implementing WECC safety policies, interfacing with owners and clients, negotiating and purchasing materials, overseeing shop drawings preparation, payment requisitions, attending job meetings, and keeping owners informed of budget and scheduling issues.

Responsibilities

  • Directly supervises Superintendents on assigned jobs
  • Determines work methods and materials for assigned jobs
  • Makes recommendations to the Operations Manager and Chief Engineer about selecting or terminating subcontractors
  • Approves vendors and subcontractor invoices for payment after site supervisor approval
  • Hires and terminates Foreman/Superintendents with Operations Manager guidance
  • Approves additional work or services outside the original scope of work if the change order process is followed and does not materially affect project profitability
  • Develops and approves project schedules for assigned jobs and uses overtime to meet scheduled completion dates
  • Initiates, develops, approves, and signs AIA draw advances, final invoices, and lien waivers for assigned jobs
  • Purchases and schedules material and rental equipment for assigned jobs
  • Schedules laborers to crews on various projects
  • Takes action to correct safety issues or hazards
  • Approves work on Change Orders or Time & Materials Orders after Superintendent approval
  • Approves changes in materials or material specifications
  • Attends weekly operations meetings and updates assigned project reports

Requirements

  • Fluent in reading, writing, and speaking English
  • Able to work under time and budget pressures
  • Good working knowledge of Microsoft applications (Excel, Word, PowerPoint, MS Project), Primavera, and other estimating and project management software
  • Proven leadership skills to interpret and train others
  • Ability to develop and manage tracking systems
  • Excellent math skills for preparing estimates, managing budgets, and drawing evaluations
  • Technical understanding of the construction industry, subcontractors, materials suppliers, and field employees
  • Sufficient knowledge of record keeping, billing on draws, and resolving compliance issues
  • Knowledge of traffic control and jobsite planning

Qualifications

  • Multi-tasking, highly motivated, goal-oriented person with proven background in managing and administering construction projects
  • Strong leadership skills to visualize project results, prepare master construction schedules, evaluate employee and subcontractor workloads, delegate responsibilities, value engineer projects, and develop project control procedures
  • Understanding of mechanical, civil, and construction engineering properties and their relevance to company projects
  • Knowledge of developing estimates and managing job implementation, motivating and inspiring leadership, and interface relationships with construction-related departments and contractors
  • Firsthand knowledge of construction tools, equipment, and their maintenance requirements and safety controls
  • Sufficient knowledge of project record keeping, billing on draws, and resolving compliance issues
  • Experience with traffic control and jobsite planning

Authority

Physical Demands

  • Comfortable office environment with occasional tours of job sites requiring work in challenging construction environments (dirty, dusty, muddy)
  • Physically requires a seated or standing position primarily at a desk/computer and keyboard
  • Occasionally involves walking to meetings or light lifting of office supplies, reports, etc.

Work Schedule

  • Minimum of 40 hours per week
  • May require longer hours or weekend hours based on project requirements
  • Involves travel
