About the role
Turner & Townsend is seeking a Senior Mechanical Construction Project Manager to oversee the construction phase, commissioning, and close-out of a massive, state of the art data center project for a global technology client onsite in Maiden, North Carolina.
Responsibilities
- Lead and manage the mechanical construction activities, ensuring the project is delivered on time, within budget, and to the highest quality standards.
- Oversee mechanical system installations, including HVAC, mechanical, plumbing, fire protection, and associated systems.
- Ensure that the mechanical designs are aligned with the overall design intent and client expectations, managing any issues that arise during construction.
- Manage and supervise mechanical subcontractors, vendors, and suppliers, ensuring that work is completed to specification and safety standards.
- Conduct regular site inspections to ensure compliance with building codes, regulations, and safety protocols.
- Provide technical guidance and troubleshooting on mechanical system installations, ensuring that all work is completed as per the contract documents and specifications.
- Oversee the commissioning process of mechanical systems to ensure all systems are fully operational and meet performance criteria.
- Lead the mechanical system testing and commissioning process, ensuring all relevant documentation (test reports, as-builts, O&M manuals) are accurate and handed over to the client.
- Assist in the final project closeout and ensure the mechanical systems are handed over seamlessly to the client.
- Act as the primary point of contact between the client and the construction team for mechanical-related issues.
- Provide advice and recommendations to the client, ensuring their interests are protected throughout the project lifecycle.
- Proactively identify and manage risks related to mechanical systems and recommend mitigation strategies.
- Ensure all mechanical work adheres to quality standards and local regulations.
- Review and approve subcontractor invoices and work schedules.
- Conduct site safety audits and ensure that work is being performed in compliance with all health and safety standards.
- Monitor and report on the progress of mechanical work against the project schedule and budget.
- Track project costs, identifying and addressing cost overruns or delays.
- Ensure that changes in scope are managed efficiently, with appropriate documentation and approval processes in place.
- SOX control responsibilities may be part of this role, which are to be adhered to where applicable.
Qualifications
- A Bachelor's degree in Mechanical Engineering or a related field. Professional certifications (e.g., PMP, LEED) are a plus.
- A minimum of 8 years of experience in mechanical project management, with experience working on data center construction projects.
- Proven experience managing large, complex mechanical systems installations and commissioning processes.
- Expertise in mechanical systems commonly used in data centers, such as HVAC, cooling, fire suppression, and energy management systems.
- Experience with Owner’s Representation and working directly with clients, contractors, and other stakeholders.
Skills
- Strong understanding of mechanical design, construction methods, and systems integration.
- Excellent project management skills, including planning, scheduling, and budgeting.
- Strong leadership and team management abilities.
- Proficient in construction management software and tools (e.g., Procore, MS Project, BIM).
- Excellent communication skills, with the ability to present technical information to both technical and non-technical stakeholders.
