We need to output HTML fragment with headings for sections that have real content. Use

for section headings: About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule. We need to decide which sections are present. The posting includes Overview (maybe About the role?), Responsibilities, Qualifications (includes Minimum Requirements etc.), Compensation (Pay), Growth Opportunity, What Success Looks Like, Closing (maybe About the company). We need to map to allowed headings. We should not repeat job title. No Job ID. We need to include sections only when posting has real specific content. We have: - Overview: description about Hines, could be "About the role"? Actually Overview is about company and role. Could map to "About the role". We'll include that. - Responsibilities: present. - Qualifications: present (includes Minimum Requirements etc.) - Skills: maybe not explicit separate; but Qualifications includes skills. Could we create Skills section? Probably not needed if not explicit. Better to not create empty. - Benefits: not explicitly listed; there is mention of "competitive compensation, robust benefits and generous vacation packages" in Closing but not specific. Since not specific, we should not create Benefits section. - Pay: Compensation: $199,000 - $229,000. So we need Pay section. - Schedule: not specified; there is mention of work indoors/outdoors, travel, occasional extended hours, but not a schedule like full-time etc. Not specific schedule; we should not create Schedule. - Requirements: maybe we could separate Minimum Requirements as Requirements. But Qualifications already covers. The instruction says use headings like Requirements, Qualifications, Skills. We could have both Requirements and Qualifications if content distinct. The posting has "Minimum Requirements Include:" then list. Then later "Qualifications" maybe same. Actually the section titled Qualifications includes Minimum Requirements and then other items. So we could treat that as Qualifications. Could also have Requirements as subset but duplication. Better to have one Qualifications section. - Skills: not separate. Thus we will output sections: About the role (from Overview), Responsibilities, Qualifications, Pay. We need to preserve all substantive information, not invent or summarize away detail. Must keep details. We need to format:

About the role

then

... overview text ...

. Ensure we keep all sentences. We need to remove boilerplate: cookie/navigation/legal/EEO/equal-opportunity/scam-warning, duplicated lines, application instructions. The posting includes "We are an equal opportunity employer..." and "No calls or emails from third parties at this time please." Those are EEO and scam-warning; we must remove them. Also remove duplicated lines: there may be repeated sentences like "Support the planning and execution of development and capital projects from preconstruction through construction and project closeout." appears twice? Actually appears in Responsibilities list and also earlier? We need to keep only one instance? The instruction: "Preserve ALL substantive information; do NOT invent or summarize away detail. Remove cookie/navigation/legal/EEO/equal-opportunity/scam-warning boilerplate, duplicated lines, and application instructions." So we should remove duplicated lines. Need to detect duplicates. Let's extract the posting text and identify duplicates. Hines is proud to be named to Fast Company’s prestigious annual list of the World’s Most Innovative Companies for 2024. ¹Includes both the global Hines organization and RIA AUM as of December 31, 2023. We are an equal opportunity employer and support workforce diversity. No calls or emails from third parties at this time please. We need to remove duplicated lines. I see duplicate: "Support the planning and execution of development and capital projects from preconstruction through construction and project closeout." appears twice in Responsibilities: once as part of sentence "you will help manage projects from early planning through construction and closeout while supporting project budgets, schedules, quality, safety, and overall project execution." and later as a separate bullet: "Support the planning and execution of development and capital projects from preconstruction through construction and project closeout." Actually the first is not exactly same phrase but similar. The duplicate line is exactly: "Support the planning and execution of development and capital projects from preconstruction through construction and project closeout." appears as a separate sentence after the first bullet? Let's check: In Responsibilities paragraph: after "This role offers the opportunity..." then "You will work closely with internal teams, consultants, and contractors to help deliver successful projects across Northern California. Support the planning and execution of development and capital projects from preconstruction through construction and project closeout.Coordinate project budgets, schedules, procurement activities, reporting, and project documentation." So there is a sentence "Support the planning and execution of development and capital projects from preconstruction through construction and project closeout." Then later in the list of responsibilities after that sentence there is no repeat? Actually after that sentence, they continue with "Coordinate project budgets, schedules, procurement activities, reporting, and project documentation." So the duplicate may be only that sentence appears once. However earlier in the paragraph: "you will help manage projects from early planning through construction and closeout while supporting project budgets, schedules, quality, safety, and overall project execution." That's not identical. So maybe no duplicate. But there is duplicate of "Hines is proud to be named to Fast Company’s prestigious annual list of the World’s Most Innovative Companies for 2024." appears in Overview and again in Closing. Indeed Overview: "earning us a spot on Fast Company’s esteemed annual list of the World’s Most Innovative Companies, as well as recognition as one of U.S. News & World Report’s Best Companies to Work For in 2024." Closing: "Hines is proud to be named to Fast Company’s prestigious annual list of the World’s Most Innovative Companies for 2024." That's similar but not identical; still duplicate concept. We should remove duplicated lines. The instruction: remove duplicated lines. Likely we should keep only one occurrence. Which one to keep? Probably keep the one in Overview (since it's earlier) and remove the later one. Or we could keep both? But they said remove duplicated lines. So we need to detect exact duplicate strings. The strings are not exactly identical: Overview: "earning us a spot on Fast Company’s esteemed annual list of the World’s Most Innovative Companies, as well as recognition as one of U.S. News & World Report’s Best Companies to Work For in 2024." Closing: "Hines is proud to be named to Fast Company’s prestigious annual list of the World’s Most Innovative Companies for 2024." Not identical. So maybe not considered duplicate. However there is also "Fast Company’s esteemed annual list" vs "Fast Company’s prestigious annual list". Slight difference. Might not be considered duplicate. We'll keep both. Other duplicate: "Compensation: $199,000 - $229,000" appears only once. Now we need to strip boilerplate: EEO line and "No calls or emails from third parties at this time please." Remove those. Also remove any navigation/cookie/legal etc none present. Now we need to format with HTML. We'll create:
