About the role

The Senior Maintenance Technician performs daily maintenance tasks as directed by the Maintenance Supervisor and Community Manager. This role involves diagnosing and repairing issues related to HVAC, electrical, plumbing, pool, carpentry, drywall, exterior structures, and appliances. The Senior Maintenance Technician ensures the safety and cleanliness of the property, maintains amenities, and responds to maintenance requests promptly and professionally. This position also involves supervising outside contractors, maintaining inventory, and ensuring compliance with all relevant policies and regulations.

Responsibilities

  • Maintain and repair HVAC, electrical, plumbing, pool, carpentry, drywall, exterior structures, and appliances.
  • Maintain safety and cleanliness of buildings and grounds.
  • Conduct preventative maintenance and inspections, including scheduling and documenting tasks.
  • Supervise outside contractors and maintain inventory.
  • Ensure compliance with policies and regulations.
  • Respond to maintenance requests promptly and professionally.
  • Coordinate move-ins and move-outs.
  • Assist with safety meetings and report potential liabilities.

Requirements

  • High school diploma or equivalent required.
  • HVAC-EPA (Type II) or EPA Universal license is required.
  • Certified Pool Operator (CPO) license strongly preferred.
  • Valid driver’s license is required.
  • 2+ years of experience in property maintenance or a related field.
  • Experience in supervising contractors preferred but not required.

Skills and Competencies

  • Strong diagnostic and repair skills in HVAC, electrical, plumbing, carpentry, and appliances.
  • Ability to read, write, understand, and communicate in English.
  • Strong organizational and time management skills.
  • Knowledge of safety regulations and compliance requirements.
  • General computer skills including operating a mobile device.
  • Superior customer service skills, including managing difficult customers and situations.
  • Ability to be on-call for after-hours emergencies.
  • Ability to work a flexible schedule, including weekends, evenings, and holidays.

Pay

The estimated rate of pay for this position is $25.11 - $28.08 per hour. The pay range above reflects base rate only, and does not include allowances, perks, commissions, or bonuses applicable to this position (if any).
