The Role
The Senior Land Development Manager is a strategic leader responsible for leading all land development activities including planning, scheduling, contracting, budgeting and execution.
Responsibilities
- Strategic Planning:
- Maintain strict adherence to budgets and schedules.
- Forecast the business weekly, monthly and quarterly.
- Work with trades and design teams to provide customer value at the best negotiated cost.
- Present alternative approaches to land development to accelerate schedules and lower budgets.
- Land Development:
- Lead and develop the experienced land development team.
- Develop a broad trade base of trusted horizontal contractors. Build relationships.
- Estimate, forecast and track budgets for all projects on a monthly basis
- Negotiate the best contracted price for land development work with trades that can meet or beat our scheduled homesite deliveries.
- Plan, manage and execute land development field activities.
- Oversee and communicate schedules to Veev leadership and downstream departments.
- Stakeholder Management:
- Build and maintain relationships with peers in Real Estate, Construction, trades, and local authorities.
- Collaborate with internal and external teams to design, contract and execute.
- Collaborate with permitting, construction and trade partner teams to coordinate the collective Homebuilding schedules.
- Financial Analysis & Budgeting:
- Prepare and manage budgets for projects.
- Conduct financial forecasting quarterly.
- Review land development spend versus Green Folder and current Corporate Model monthly. Manage and analysis to assess the viability of potential acquisitions.
Qualifications
- Education: Bachelor’s degree in Real Estate Development or Construction Management. High School degree for those with extended relevant experience.
- Experience: Minimum of 4-7 years of experience in land development, homebuilding construction, or a related field.
- Skills:
- Land development and/or construction experience
- Strong negotiation skills on horizontal trades
- An ability to read construction plans (civil, geotech, landscape, foundation)
- Professional and polished to talk and negotiate with city inspectors
- Budgeting and forecasting capabilities
- Capable of managing and tracking detailed schedules on a project basis
- Exceptional leadership and team management skills.
- Ability to communicate effectively with internal and external stakeholders.

Compensation
Pursuant to state and local pay disclosure requirements, the pay range for this role, with final offer amount dependent on skills, education, experience, and location is $150,000 - $190,000 annually for Hayward, CA and surrounding areas.
