Duties
- Daily equipment monitoring
- Espouse vendors and ensure they complete work assigned
- Manage refrigerants in compliance with State and EPA requirements
- Maintain accurate refrigerant usage and inventory records
- Monitor and make necessary adjustments on heat exchangers, HVAC systems, Chillers, Cooling towers, VAV systems, electrical, emergency backup systems, and hot water systems
- Maintenance of mechanical and electrical equipment
- Install and repair plumbing / piping / tubing; wire single and three phase motors; run conduit; pull wiring to machinery, motors, operating parts, etc.; install and rebuild pumps and motors; install and rebuild air compressors; heat exchangers; replace bearings in all types of motors; replace seals on pumps; install and repair piping, valves, filters, hot water systems and associated controls; assist other mechanics and operators with major repairs and maintenance of building and equipment.
- Install, repair, and maintain electrical controls, switching and motor controls
- Aid mechanics with major repairs and maintenance of building and equipment
- Troubleshoot and PM VFD (variable frequency drives) on HVAC units and pumps
- Perform routine facility repairs, including sheetrock, patching, caulking, painting, lock repair, and piping
Qualifications
- High school diploma or state equivalent
- 2-4 years of HVAC experience, troubleshooting and PM Maintenance in commercial or industrial environments
- Trade license, apprenticeship, or equivalent trade experience vocational certification
- Universal certification (Refrigeration)
- Proficient with computer-based systems and programs, including Computerized Maintenance Management Systems (CMMS), Microsoft Office and Outlook
- Able to work in a customer service environment interacting with the client
- Team player with good interpersonal skills
- Fluent in English
- Able to communicate well in both oral and written reports
- Skilled in operating hand and power tools
- Subject to 24-hour availability and must be able to work on roof / exterior in all types of weather
- Able to lift, bend, and move in such a way as to perform job tasks in a safe and approved manner lifting to 50 pounds
- Able to work off lifts and scaffolds and understand elevated work standards
- Able to perform work wearing personnel protective equipment
- Trane system and Vaisala experience a plus
- Experience with BAS systems
