We need to output HTML fragment only, with headings

for sections: About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule. Only include sections that have real specific content. Must not repeat job title as heading. Must not include Job ID etc. Must preserve all substantive info, no invention. Remove boilerplate: cookie/navigation/legal/EEO/equal-opportunity/scam-warning boilerplate, duplicated lines, application instructions. Also remove sections like "About Us", "About The Team" maybe not needed unless they map to sections? The instruction says use headings for those specific section names. So we need to map content to those headings. We have job description text: "Job Profile: Join our fun, high-energy team as a Senior Home Lending Advisor..." That's about the role. So we can put that under

About the role

with paragraphs. Responsibilities: list of duties. We'll extract bullet points. Requirements: maybe "Required Qualifications, Capabilities, And Skills". That's qualifications. Also "Preferred Qualifications, Capabilities, And Skills". Could combine under Requirements? But we have separate headings: Requirements, Qualifications, Skills. We need to decide how to split. The instruction: Use headings for those section names. We should include sections only if posting has real specific content. We have content for Required Qualifications, Preferred Qualifications, Skills (like communication skills, PC skills). Could map Required Qualifications to

Requirements

, Preferred Qualifications to

Qualifications

, Skills to

Skills

. Or we could combine. But better to follow instruction: include sections only when posting has real specific content. So we can have Requirements (required qualifications), Qualifications (preferred qualifications), Skills (skills listed). However the posting also mentions "Knowledge of FHA, VA, FNMA, and FHLMC guidelines" under Required. Also "FHA/VA sales experience" under Preferred. Also "Marketing, promoting, relationship building, and consulting skills" under Preferred. Also "Intermediate PC skills in a Windows environment". Also "Federal Deposit Insurance Act" etc. That's more legal compliance; maybe not needed as a section. We also have Benefits: The posting mentions "We offer a competitive total rewards package including base salary determined based on the role, experience, skill set and location. Those in eligible roles may receive commission-based pay and/or discretionary incentive compensation, paid in the form of cash and/or forfeitable equity, awarded in recognition of individual achievements and contributions. We also offer a range of benefits and programs to meet employee needs, based on eligibility. These benefits include comprehensive health care coverage, on-site health and wellness centers, a retirement savings plan, backup childcare, tuition reimbursement, mental health support, financial coaching and more." That's benefits and pay info. So we can have

Benefits

with list of benefits. Also maybe Pay: mention base salary determined based on role, experience, skill set and location; commission-based pay etc. Could be separate Pay section. But we have both benefits and pay details. Could combine but instruction says prefer few substantive sections over many thin ones. However we have distinct content for Pay and Benefits. Could we put both under Benefits? The pay details are about compensation; benefits are separate. Might be better to have Pay section with base salary and commission info, Benefits section with list of benefits. Schedule: Not mentioned. So omit Schedule. Also need to remove boilerplate: EEO, equal opportunity, etc. Also "About Us", "About The Team" maybe not needed as they are not requested headings. Could we include them under About the role? Probably not; they are separate but not requested headings. The instruction says use headings for those specific section names; we can ignore other headings. So we can omit About Us and About The Team content unless we can fold into About the role? But that would be adding content not originally under About the role. However we must preserve ALL substantive information; we cannot drop substantive info. So we need to include that info somewhere. If we don't have a heading for it, we could incorporate it into existing sections as paragraphs, as long as we don't create new headings not allowed. The instruction: "Use

for section headings (e.g. About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule)." It doesn't forbid other headings, but says use those for section headings. It might be okay to include other headings if needed, but better to stick to those. However we must preserve all substantive info; we could put "About Us" and "About The Team" content under About the role as additional paragraphs, as it's still about the role/company. That would preserve info without extra headings. That seems acceptable. Similarly, legal compliance stuff (Federal Deposit Insurance Act, Dodd Frank, SAFE Act, NMLS) is substantive; we need to preserve. Where to put? Could be under Requirements or Qualifications as they are requirements. So we can include them under Requirements (maybe as a list). That preserves. Now we need to remove duplicated lines, boilerplate like EEO, equal opportunity, scam-warning, cookie/navigation/legal. Also remove application instructions (like "Please carefully review the information you provide...") Actually that is part of NMLS instructions; it's substantive? Might be considered boilerplate but it's about NMLS registration; it's substantive to the role. However it's more like instruction; but we can keep as it's part of requirements. The instruction says remove application instructions. That likely refers to lines like "To apply, visit..." etc. The NMLS instruction is not exactly application instruction but still about process. Might be considered boilerplate? Safer to keep? The instruction: "Remove cookie/navigation/legal/EEO/equal-opportunity/scam-warning boilerplate, duplicated lines, and application instructions." The NMLS registration instructions could be considered legal/boilerplate. But it's specific to the role; still it's about compliance. I'd keep it under Requirements as it's a requirement. Now we need to output only HTML fragment, no /, no markdown. Let's draft:

Skills

But we have duplication of communication skills. Might be okay but we could avoid duplication by moving communication skills to Skills only. However Required already listed communication skills; we could keep it there and not duplicate in Skills. Skills could include consultative skills, marketing, promoting, relationship building, consulting skills, intermediate PC skills. But those are already in Qualifications (preferred). Might be better to merge Qualifications and Skills. However instruction says we can have sections Qualifications and Skills. We need to avoid filler. Let's think: The posting has "Required Qualifications, Capabilities, And Skills" and "Preferred Qualifications, Capabilities, And Skills". So we could treat Required as Requirements, Preferred as Qualifications, and the skill items (like consultative skills, communication skills) as Skills. But many skill items appear in both. To avoid duplication, we could list under Skills the items not already covered: consultative skills, marketing, promoting, relationship building, consulting skills, intermediate PC skills. Communication skills already in Requirements; we can keep it there and not repeat. Thus:

Skills

  • Consultative skills to provide recommendations based on financial analysis and expertise, product knowledge, and knowledge of the customer's financial needs, goals, and circumstances
  • Marketing, promoting, relationship building, and consulting skills
  • Intermediate PC skills in a Windows environment
