Primary Responsibilities

  • Assist Prospective Buyers/Home Buyers with Tours and Options Selections
  • Meet with prospective buyers to share knowledge and excitement about Design Studio environment, procedures, and available products.
  • Assist deposit tours as needed
  • Provide scripted tours of Design Studio environment, delivered in a professional manner, well articulated, and with positive energy
  • Orientation tour responsibilities include assisting the with meet/greet, present chosen tour categories, set up & clean up
  • Be familiar with product and house warranty specifics and be able to communicate this to buyers
  • Adhere to predetermined deadlines for selection appointments, change requests, etc.
  • Administrative Functions:
    • Complete Buyer selection paperwork accurately and by deadlines
    • Navigate the Toll Intranet for product and builder information
    • Utilize Pivotal or Enterprise One software and Studio selection software to enter home selections and options contract documents
    • Use Salesforce to review customer and scheduling information, manage tasks, and enter buyer communication
    • Interact with internal mortgage company personnel as needed to confirm buyer affordability
    • Submit paperwork to buyers for final authorization through DocuSign and authorization process to internal business partners
    • Prepare and double-check final document package for accuracy and submit to construction team
    • Process special requests with appropriate approvals from management
    • Answer phones as needed
    • Interdepartmental Communication:
      • Provide status updates to Design Studio Manage
      • Maintain communication with on-site Sales Consultants
      • Walk-through with sales/construction/marketing personnel of all merchandised models
      • Execute selections for Quick Move-In inventory homes as needed by communities
    • Continuing Education/Meeting Attendance:
      • Tour community models, Quick Move-In homes and homes in production
      • Attend education sessions/training from trade partners regarding included features and available personal choices, as well as internal company training regarding construction, new communities/floor plans etc.
      • Attend product knowledge meetings monthly and/or quarterly
      • Stay current on home product trends and/or design styles/colors via (vendor trainings, online research, etc.)
    • Leadership:
      • Manage additional responsibility in the Design Studio, with increased oversight of Studio operations that carries increased focus from a Design Consultant position.
      • Examples may include: Lead and execute training for new Design Studio employees and cross-functional partners in the division and nationally
      • Lead an innovative initiative, partnering with Design Studio Manager and/or the National Design Studio team
      • Communicate with division leadership and cross-functional partners and present on monthly meetings, as appropriate
      • Collaborate with National Design Studio and Purchasing teams on selecting product assortments
      • Serve as a champion for new technology rollouts
      • Oversee a satellite / micro studio location, where appropriate

    Qualifications

    • 10+ years in interior design and/or homebuilding industries
    • Leadership-level communication and presentation skills
    • Understanding of studio business reporting
    • Great sales skills
    • Basic knowledge of homebuilding/construction techniques
    • Excellent communication and organization skills
    • Patience, empathy and good listening skills
    • Enthusiastic attitude: desire to ensure process is enjoyable, smooth and easy for the buyer
    • Design knowledge, real estate/builder experience a plus
    • An Interior Design degree is a plus
