We need to produce HTML fragment with sections: About the role? The posting includes description paragraphs. We need to use

for section headings: About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule. Only include sections that have real specific content. We must not repeat job title as heading. Must not include Job ID etc. Must preserve all substantive info, remove boilerplate (EEO, legal, navigation, cookie, application instructions, social media, etc). Also remove duplicated lines. We need to parse the posting. Content: - Intro about Turner & Townsend (company description). Could be "About the role"? Actually "About the role" maybe includes description of role and company. The posting starts with company overview then "Job Description Turner & Townsend is seeking an experienced Senior CSA Estimator...". So we can put that under "About the role" heading. - Responsibilities: list bullet points after "Responsibilities:" heading. Need to capture each bullet. - Qualifications: after "Qualifications" heading. Contains bullet list? It's a paragraph with multiple items separated by line breaks. We'll treat as list. - Skills: maybe not explicitly listed; there is "Excellent communication skills." and "Good knowledge of construction industry technical matters, such as value management and value engineering." Also "Experience providing conceptual estimating services..." etc. Those could be under Skills or Qualifications. But we have Qualifications section already; we could put skills under Skills if there is explicit skills list. The posting does not have a separate "Skills:" heading. However we have "Excellent communication skills." and "Good knowledge...". Could treat as part of Qualifications or Skills. Since we need to include a section only when posting has real specific content for it. There's no explicit Skills heading, but we could still create a Skills section if we infer content. The instruction: "Prefer a few substantive sections over many thin ones." So maybe we combine Skills into Qualifications. But we have Qualifications already; we can include Skills as part of Qualifications or separate if we think there is enough. The posting includes "Excellent communication skills." and "Good knowledge of construction industry technical matters, such as value management and value engineering." Also "Experience providing conceptual estimating services..." etc. Those are more qualifications/experience. So we can keep Qualifications covering education, experience, skills. - Benefits: Not mentioned explicitly. There's "Our inspired people share our vision and mission. We provide a great place to work..." but that's generic fluff, not specific benefits. No concrete benefits like health insurance, 401k, etc. So we should not create Benefits section. - Pay: There's salary range: "The base salary range for this full-time role is $130K-$170K per year." Also note about range. So we need Pay section. - Schedule: Not mentioned. No schedule info. So omit. - Also there is "Additional Information *On-site presence and requirements may change depending on our client's needs.*" That's maybe about work location/remote. Could be part of About the role or maybe a note. Could be included as a paragraph under About the role. We must remove boilerplate: EEO, equal opportunity, social media, recruitment agency policy, etc. Also remove "Please find out more about us at www.turnerandtownsend.com/" etc. Also remove "Turner & Townsend does not accept any speculative..." etc. Also remove "Join our social media conversations..." etc. Also remove "It is strictly against Turner & Townsend policy..." etc. We need to preserve all substantive information: company description, job description, responsibilities, qualifications, salary range, on-site presence note, maybe note about remote work permitted only within US, candidate must be physically based in US and legally authorized. That's important; we should keep that. Let's extract substantive bits: Company description: first paragraph about Turner & Townsend global professional services etc. Keep. Job Description: "Turner & Townsend is seeking an experienced Senior CSA Estimator to support a high‑profile client’s large‑scale, multi‑building data center campus programs. The role focuses on developing detailed civil, structural, and architectural (CSA) estimates for complex, innovative core‑and‑shell facilities. This position requires advanced estimating expertise, the ability to operate effectively in fast‑paced and evolving environments, and proven experience supporting multi‑phase delivery across major capital construction programs. Candidates for this role must be physically based in the United States and legally authorized to work in the U.S. Remote work is permitted only from within the United States; candidates located outside the U.S. cannot be considered for remote employment." Responsibilities: list after "Responsibilities:" each line starting with a verb. We'll capture each. Qualifications: after "Qualifications" heading: "Bachelor’s degree in construction management, cost management, quantity surveying, engineering or field related to construction. Minimum 5-7 years of relevant experience Experience in a construction cost management role such as Cost Manager, Quantity Surveyor, Estimator, Cost Engineer, Project Engineer, Project Cost Controls etc. Experience providing conceptual estimating services and/or pre-construction services at a construction management or related firm. Experience supporting large scale construction projects and programs Good knowledge of construction industry technical matters, such as value management and value engineering. Excellent communication skills." We could split into list items. Additional Information: "*On-site presence and requirements may change depending on our client's needs.*" Keep as note. Pay: "The base salary range for this full-time role is $130K-$170K per year. Ranges are determined by role and level and represent a good faith effort to provide a fair and equitable salary. This range is a reflection of base salary only, not of a total compensation package. Please note Turner & Townsend reserves the right to pay more or less than the posted range, depending on candidate’s experience and qualifications." We should keep that. We must not include boilerplate like "Our inspired people share our vision and mission..." etc. That's fluffy but maybe considered substantive? It's generic marketing; but it's not specific benefits. The instruction: remove cookie/navigation/legal/EEO/equal-opportunity/scam-warning boilerplate, duplicated lines, and application instructions. The "Our inspired people..." is not EEO but it's generic fluff; maybe we can keep as part of About the role? It's not specific to role. Might be considered boilerplate? It's not legal/EEO. It's more about company culture. Could be considered part of About the role? The instruction says preserve ALL substantive information; do NOT invent or summarize away detail. So we should keep that if it's substantive. However it's generic marketing; but it's still part of posting. I'd keep it as a paragraph under About the role maybe. But we also have "We provide a great place to work, where each person has the opportunity and voice to affect change. We want our people to succeed both in work and life. To support this we promote a healthy, productive and flexible working environment that respects work-life balance." That's also generic but maybe keep. We need to decide: The instruction says remove cookie/navigation/legal/EEO/equal-opportunity/scam-warning boilerplate, duplicated lines, and application instructions. It does not say to remove generic culture statements. So we keep them. Thus About the role section will include company overview, job description, and maybe culture statements. Now we need to format with

headings and
  • for lists,

for prose. We must not repeat job title as heading. We must not put Job ID/requisition numbers as headings. We must output only HTML fragment. Let's craft:
