About the Role

As our Senior Construction Services Manager, you will be the bridge between construction and the first coffee served. You’ll manage the support team and processes within the construction lifecycle for new builds, scrapes-and-rebuilds, and major renovations. Your mission is to assist in the delivery of high-quality, brand-standard facilities on time and under budget while navigating the high-speed demands of the QSR industry.

Responsibilities

  • Project Lifecycle Management: Manage the Construction Coordinator team to deliver support to the field Construction Teams necessary to meet organizational NSO goals.
  • Vendor & GC Oversight: Qualify, bid, and manage General Contractors and specialized QSR vendors (HVAC, equipment, signage, and POS integrators).
  • Budget & Cost Control: Manage "Total Project Cost" (TPC), review change orders with a critical eye, and ensure projects hit financial benchmarks. Develop and maintain a database of accurate historical construction costs. Maintain accurate budget templates for BTS, ground leases, and conversions utilizing estimating skills and historical data.
  • Cross-Functional Collaboration: Act as the primary liaison between Real Estate, Design, Equipment Purchasing, and Franchisees/Operations.
  • Quality Assurance: Conduct site visits to ensure structural integrity, brand compliance, and adherence to health and safety codes.
  • Timeline Compression: Identify bottlenecks in the build phase and implement strategies to shave days off the construction schedule.

Requirements

  • 7+ years of progressive commercial construction experience, with QSR or retail experience preferred.
  • Experience leading and developing a construction support team, establishing priorities, workflows, and service-level expectations to support Field Construction operations.
  • Demonstrated ability to evaluate, streamline, and improve construction processes, developing scalable tools, SOPs, and best practices that improve efficiency and execution.
  • Strong financial acumen, including developing project budgets, forecasting, cost control, variance analysis, and providing recommendations to maintain projects within budget.
  • Experience supporting value engineering efforts, identifying cost-saving opportunities while balancing design intent, quality, schedule, and operational requirements.
  • Strong understanding of architectural and MEP design, with the ability to review plans, identify potential construction impacts, and collaborate with Design, Construction, and external partners.
  • Proficiency with construction/project management platforms such as Procore, Lucernex, or similar, with the ability to leverage data to drive project decisions.
  • Advanced proficiency in Microsoft Office Suite, particularly Excel, with the ability to analyze complex project and financial data and communicate recommendations to senior leadership.
  • Proven ability to influence cross-functional stakeholders, partnering with Field Construction, Design, Development, Finance, and external vendors to drive projects from planning through execution.

Physical Requirements

  • In-Office Environment:
    • Must be able to work in a busy, crowded, and loud office with frequent distractions and interruptions.
    • Must be able to collaborate in-person with occasional impromptu in-person meetings.
  • Office Conditions:
    • Adaptability to typical office conditions, which may include exposure to air conditioning, heating, artificial lighting, and varying noise levels.
  • Mobility:
    • Ability to sit, stand, reach, twist, stretch, and work at a desk for long stretches.
    • Must be able to occasionally move or lift office items up to 25 pounds.
  • Hearing Requirements:
    • Hearing must be sufficient or correctable to ensure clear understanding of spoken information, including participating in virtual meetings and phone calls. Use of hearing aids or other assistive devices is acceptable if needed.
  • Reading and Writing Proficiency:
    • Ability to read and write in English is essential for processing documents, drafting reports, and following up on necessary actions. Proficiency in written communication is required to handle job-related tasks effectively.
  • Vision Requirements:
    • Vision must be adequate or correctable to perform essential job duties, such as reading documents on a computer screen and using other visual tools. Use of corrective lenses or other measures to meet visual requirements is expected if needed.
  • Technology Proficiency:
    • Must be proficient in operating a computer and other office productivity tools such as printers, scanners, and collaboration software.
  • Effective Communication:
    • Must possess strong verbal and written communication skills to interact effectively with team members, clients, and other stakeholders via email, video conferencing, and other in-office communication tools.

Schedule

This position is required to be in office 4 days per week (Mon-Thurs); Fridays are optional remote work days.

This role is located in Tempe, Arizona.
