About the role
The Senior Construction Project Manager (SPM) oversees the entire construction process, from initiation to completion. They build strong relationships with clients and mentor junior Project Managers.
Responsibilities
- Consults with customers to determine functional and spatial requirements of new structures or renovations, and prepares information regarding design, specifications, materials, color, equipment, estimated costs and construction schedules.
- Administers construction contracts and conducts progress meetings to monitor job performance and safety schedule.
- Collaborates with the in-house design team to generate drawings for pricing and construction, and works with the owner to meet design and budget goals.
- Manages the preparation of drawings and specification documents, and participates in design reviews.
- Works with the estimating department to advertise and bid on projects, and ensures all necessary permits and licenses are obtained.
- Manages the financial aspects of the job, including internal and external billing and payment tracking.
- Coordinates with superintendents to monitor construction progress, including worker productivity and compliance with building and safety codes.
- Generates schedules addressing the project's development phases, including design/engineering, bidding, buyout, construction, and close-out.
- Adapts to challenges such as weather or owner-requested changes, finding solutions to minimize project delays.
- Other duties as assigned.
Requirements
- Bachelor’s degree in architecture, construction management, engineering, or business.
- At least fifteen years of project management experience.
- Twenty years of experience in the construction industry.
- Previous experience leading design-build projects.
