About the role
The Senior Construction Manager will oversee third-party general contractors on large-scale apartment and student housing developments, managing budgets, schedules, quality control, and risk mitigation.
Responsibilities
- Oversee third-party general contractors through all phases of construction
- Manage budgets, schedules, quality control, and risk mitigation
- Ensure projects align with ownership goals and lender requirements
- Frequent on-site presence across multiple markets, traveling approximately 10 days per month
- Work closely with development, design, and operations teams
- Drive execution, proactively address challenges, and deliver complex projects on time, on budget, and to the highest standards
Requirements
- 10+ years of construction management experience, with a strong background in large-scale multifamily and/or student housing developments
- Proven experience overseeing third-party general contractors on projects exceeding $100MM in total construction value
- Deep knowledge of construction means and methods, scheduling, cost controls, procurement, and contract administration
- Demonstrated ability to manage multiple projects simultaneously across different markets, with travel up to ~10 days per month
- Expertise in reviewing and approving budgets, GMPs, change orders, pay applications, and project schedules
- Strong understanding of building codes, life-safety systems, quality control standards, and risk management
- Experience coordinating with developers, architects, engineers, lenders, and municipal agencies
- Ability to proactively identify issues, mitigate risk, and drive projects to stay on schedule and within budget
- Excellent leadership, communication, and negotiation skills, with a firm but collaborative approach to GC oversight
- Proficiency with construction technology and reporting tools (e.g., Procore, MS Project, Primavera, or similar)
- Willingness and ability to travel regularly and be on-site as needed during critical phases of construction
