Position Summary

Evergen Equity is seeking a talented Senior Associate to join our Investments Team. The role involves supporting the sourcing, evaluation, acquisition, and management of our commercial real estate investments and maximizing the value of our portfolio. Ideal candidates should have real estate experience, extensive broker and principal relationships, an entrepreneurial attitude, and a desire for long-term growth.

Organizational Structure and Reporting

This role will report directly to the Director of the Investments Team.

Essential Functions and Responsibilities

  • Investment Analysis

    • Develop and maintain sophisticated financial models for various property types, including commercial and residential assets.

    • Conduct comprehensive financial analysis using cash flow and comparable methods to evaluate potential acquisitions, dispositions, and development projects.

    • Perform sensitivity analysis to understand the financial impact of various scenarios.

    • Prepare investment summaries and recommendations.

  • Due Diligence

    • Oversee the property due diligence process for real estate acquisitions, and prepare summaries and recommendations.

    • Review property-related reports and documents such as leases, operating statements, and legal agreements to identify potential risks and opportunities.

    • Collaborate with external counsel, consultants, and vendors to ensure comprehensive due diligence.

  • Transaction Support

    • Collaborate with internal teams, such as accounting, asset management, operations, and investor relations, to ensure smooth transaction processes.

    • Prepare and review investment materials for company leadership and capital partners, including investment decks and correspondence.

  • Sourcing Opportunities & Relationship Management

    • Proactively identify and source new investment opportunities through market research and relationship building.

    • Screen deal flow and evaluate potential investments to determine their viability and alignment with the firm's investment criteria.

    • Develop and maintain strong relationships with real estate brokers, principals, and other key industry players to generate deal flow, stay updated on market activity, and ensure access to off-market opportunities.

  • Research Themes

    • Research and analyze market and macro trends, demographics, and competitive landscapes to identify opportunities and risks with potential economic impact to investment strategies.

    • Prepare and review research materials for company leadership and capital partners.

  • Other Asset Management Support

    • Aid in the development of asset plans and budgets.

    • Complete additional ad-hoc projects and requests as needed.

Essential Knowledge, Skills, and Abilities

  • Education & Experience

    • Bachelor’s degree in Finance, Economics, Business, STEM, or a related field, combined with 3-5 years of experience in an analytically rigorous role at an investment bank, private equity firm, real estate operating company, or leading brokerage.

  • Technical Skills

    • Expert financial modeling skills with demonstrated proficiency in Microsoft Excel, PowerPoint, and Word.

  • Analytical Skills

    • Exceptional quantitative and qualitative analytical abilities, with a proven capacity to interpret complex information, establish facts, and draw valid conclusions.

  • Real Estate Acumen

    • A strong understanding of real estate fundamentals, return drivers, and complex financial structures (e.g., debt, equity, JVs).

    • A demonstrated passion for real estate and a desire to build a career in principal investing.

  • Communication

    • Outstanding written and verbal communication skills, with the ability to distill complex financial concepts into clear and simple messages for internal and external audiences.

  • Work Ethic & Organization

    • A resourceful, accountable self-starter with a phenomenal work ethic and meticulous attention to detail.

    • Must possess superior organizational and time-management skills to manage multiple projects simultaneously and produce high-quality work under tight deadlines.

  • Interpersonal Skills

    • A high-integrity team player who can work effectively and independently, interfacing confidently with all levels of internal management and external professionals.
