Senior Associate, Equity Asset Management

About the role

The Senior Associate, Equity Asset Management plays a key role in supporting the management and optimization of hospitality-related investments within the equity portfolio. This position leads a geographically and brand-diverse portfolio of hotel assets, with primary objectives to enhance the value of the Company’s lodging real estate by:

• Providing strategic oversight of operations management and establishing and achieving specific operating metrics and expense ratios
• Maximizing net operating income
• Collaborating with the broader organization to execute on both individual and portfolio asset strategy

Responsibilities

• Asset Management: Support in monitoring and managing the performance of hospitality assets, identifying areas for operations improvement, and implementing strategies to enhance value.
• Financial Modeling: Assist in developing financial models to assess investment opportunities for either existing or to-be-developed hotels, including revenue projections, expense forecasts, and investment returns.
• Portfolio Analysis: Assist in evaluating the operating performance of hospitality assets across the portfolio, including hotels, any equity investment, and other related properties.
• Relationship Management: Collaborate with internal stakeholders, external stakeholders, and property operators to execute both operating proforma objectives and asset management strategies effectively to improve upon the investment business plan.
• Mentorship: Serve as a team leader and mentor to junior team members, guiding them on best practices, career development, financial analysis, operations best practices, and decision-making capabilities.
• Reporting: Prepare reports and presentations for senior management and stakeholders on portfolio performance, investment recommendations, and market insights, including quarterly financial reviews and annual budget development.
• Market Research: Conduct research on industry trends, market dynamics, and competitor analysis to inform investment decisions and asset strategies.
• Due Diligence: Travel to portfolio hotels totaling two (2) weeks per quarter to:
  • Assess leadership capabilities
  • Establish and support ongoing decision points and timelines
  • Execute various change initiatives
  • Monitor asset condition, opportunities, and challenges
  Participate in due diligence processes for potential investments or hotel developments, including property inspections, operating benchmarks, operating ramp-up modeling, financial analysis, and risk assessments.

Requirements

• Bachelor's degree in finance, real estate, hospitality management, or a related field. A master’s degree or CFA designation may be beneficial but is not required.
• 5+ years of direct real estate experience in asset management.
• Strong quantitative and analytical skills, including proficiency in financial modeling, Excel, and data analysis tools.
• Strong interpersonal, communication, and leadership skills, with a passion for developing others.
• Meticulous attention to detail and accuracy in financial analysis, reporting, and documentation.
• Excellent written and verbal communication skills, with the ability to present complex information clearly and effectively.
• Ability to thrive in a fast-paced, dynamic environment and adapt to changing priorities and deadlines.
• Research mindset to support the development of thoughtful analysis and decision-making capabilities.
• Collaborative mindset with the ability to work effectively within a team environment and across different functional areas.
• Understanding of the hospitality industry, including hotel operations, real estate, finance, capital market dynamics, and investment trends. Candidates should have a solid understanding of all major hotel brands.
