About the Role

Tishman Speyer is seeking an experienced and versatile professional to join as a Senior Associate/Director focused on US Debt Capital Markets. This individual will be a member of the Debt Capital Markets team, specializing in the marketing, negotiating, and closing of commercial real estate loans for Tishman Speyer’s US developments, acquisitions, and refinancing efforts. The role involves supporting the team with market research and financial modeling to evaluate and recommend various debt structures. The successful candidate will collaborate with multiple disciplines (Acquisitions, Development, Asset Management, Portfolio Management, Leasing, Accounting, and Design & Construction) and assist in presenting financing strategies to senior team members. The role reports to Jeanette Abate, Managing Director & US Head of Debt Capital Markets, and is based in New York.

Responsibilities

  • Market and close Tishman Speyer’s financings, including preparation of financial analyses, internal management updates, lender marketing materials, and lender communication and loan negotiation processes.
  • Manage the diligence process with potential lenders, acting as the primary point of contact and liaison between lenders and senior team members.
  • Build and maintain strong relationships with institutional lenders and capital markets brokers to support the firm’s financing needs.
  • Advise internal acquisitions, development, and asset management teams on optimal debt structures and market terms to support investment underwriting and refinancing strategies.
  • Proactively review existing portfolio loans and the upcoming financing pipeline to generate attractive new opportunities.
  • Produce internal memoranda and analyses highlighting trends in the financing markets and/or pertaining to Tishman Speyer’s loan portfolio.
  • Stay abreast of local real estate financing market information on an ongoing basis by communicating with brokers/lenders and reviewing newsletters and publications.
  • Assist with potential debt capital placement with note-on-note financing/syndication for Tishman Speyer Real Estate Credit Strategies.

Requirements

  • 6-8 years of commercial real estate experience, with debt capital markets experience, including the marketing, negotiation, and closing of commercial real estate loans (including construction loans and CMBS).
  • Prior financing experience with office and multifamily assets is required; prior experience on the borrower/equity side is preferred.
  • Proficiency in utilizing AI-powered tools and emerging technologies to increase operational efficiency, enhance work quality, and identify opportunities for process improvement and innovation.
  • Ability to work independently and proactively with exceptional attention to detail.
  • Excellent written and verbal communication skills, including the ability to manage complex closing processes and keep senior team members apprised in real-time.
  • Collaborative nature and ability to build productive working relationships with colleagues across the organization.

Pay

The base compensation range for this role is $150,000 to $215,000, specific to New York-based team members. This range reflects factors including relevant experience, skill sets, and licensure required for the role.
