We need to output HTML fragment with sections: About the role? The posting includes description of firm, duties, requirements, salary. No explicit headings like "About the role" but we can infer sections: maybe "About the role" from description? The instructions: use

for section headings (e.g. About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule). Use
  • for any list of duties/requirements/benefits, and

for prose. Do NOT repeat the job title as a heading (the page already shows it) and do NOT put Job ID / requisition numbers as headings — fold minor metadata into a short

or drop it. Preserve ALL substantive information; do NOT invent or summarize away detail. Remove cookie/navigation/legal/EEO/equal-opportunity/scam-warning boilerplate, duplicated lines, and application instructions. IMPORTANT: include a section ONLY when the posting has real, specific content for it — never emit a heading followed by filler/placeholder text (e.g. "commensurate with experience", "not specified", "N/A", "varies", "TBD") and never create Pay/Schedule/Benefits sections unless the posting actually states them. Prefer a few substantive sections over many thin ones. We need to decide which sections to include. The posting includes: - Intro about firm (company description) - could be "About the role"? Actually "About the role" would be description of the role, not company. But we have no explicit "About the role" heading. However we could treat the initial paragraph(s) as "About the role" or maybe "Overview". But the instruction says use headings like About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule. We can choose to include sections that have content. We have: - Duties (list of duties) - we can put under

    Responsibilities

    (or Duties). Use
    • . - Requirements (list) - could be under

      Requirements

      (or Qualifications). Use
      • . - Salary Description: $130,000-$175,000 - we can put under

        Pay

        with

. - Possibly "About the role" could be the company description paragraph(s). That is substantive. So we can include

        About the role

        with

containing the firm description. We should not include Benefits or Schedule as not present. We must not repeat job title. No Job ID. We must preserve all substantive information: need to include all details from the description, duties, requirements, salary. We need to ensure we don't duplicate lines. The posting has duplicated "Duties" paragraph repeated? Let's see: The text: "Asana Partners is a retail real estate investment firm creating value in vibrant neighborhoods by leveraging vertically integrated capabilities and retail expertise. About the role: The initial paragraph(s) describing the firm. Could be multiple sentences. We'll put them in a

. Responsibilities: The duties list. We have a paragraph describing duties then "Duties include:" followed by a list of items separated by no punctuation? Actually the list items are concatenated without proper punctuation. We need to extract each duty as separate

      • . The text after "Duties include:" is: "Drive value-creation opportunities through repositioning, redevelopment, and re-merchandising, grounded by strategic analysis such as internal rates of return and yield on cost, etcOversee management of third-party business plan execution teams including leasing, property management, legal, due diligence, valuation, and lender partnersDictate goals for internal and external leasing partners on leasing strategy and retail merchandising strategy for asset business plans Manage up and down company org chart cross-functionally to achieve annual goals Partner with the Investments Team on underwriting potential acquisitions, post-contract investment due diligence and onboarding, and dispositionsMonitor execution with strict discipline to meet or exceed quarterly valuation targets, with complete mastery of variance driversPartner with the internal Investment Accounting team to ensure the integrity of investment financial reporting and analysis for investor relations" We need to split into sensible items. Likely each sentence separated by a capital letter after a period? But there are no periods. We need to infer items: maybe each phrase starting with a verb: Drive..., Oversee..., Dictate..., Manage..., Partner..., Monitor..., Partner... Actually there are two "Partner". Let's try to split by capital letters after a lowercase letter? Not reliable. Better to keep as one paragraph? But instruction: Use
        • for any list of duties/requirements/benefits. The posting says "Duties include:" then a list. So we should create a list. We need to separate items logically. Let's manually separate: 1. Drive value-creation opportunities through repositioning, redevelopment, and re-merchandising, grounded by strategic analysis such as internal rates of return and yield on cost, etc 2. Oversee management of third-party business plan execution teams including leasing, property management, legal, due diligence, valuation, and lender partners 3. Dictate goals for internal and external leasing partners on leasing strategy and retail merchandising strategy for asset business plans 4. Manage up and down company org chart cross-functionally to achieve annual goals 5. Partner with the Investments Team on underwriting potential acquisitions, post-contract investment due diligence and onboarding, and dispositions 6. Monitor execution with strict discipline to meet or exceed quarterly valuation targets, with complete mastery of variance drivers 7. Partner with the internal Investment Accounting team to ensure the integrity of investment financial reporting and analysis for investor relations That seems reasonable. Now Requirements: The block after "Requirements". It's a list of items separated by line breaks? The text: "5 - 7+ years of direct experience Deep understanding of retail real estate business planning, execution and valuation implicationsExtensive experience in real estate capital markets and asset disposition strategies Proven team leader with experience managing multiple cross functional teams Strong negotiation, critical thinking, and problem-solving skillsDemonstrated track record of interpersonal relationship development Extensive Argus Enterprise Experience and Advanced Excel modeling experience Excellence in financial analysis and ability to synthesize ideas to Senior ManagementStrong work ethic, self-motivated, and capable of effective independent judgment Unwavering compliance with deadlinesAcute attention to detail and passion for quality and excellenceStrong organizational and process skills to manage multiple competing priorities" We need to split into items. Likely each phrase starts with a capital letter after a period? There are no periods. We'll need to infer items: - 5 - 7+ years of direct experience - Deep understanding of retail real estate business planning, execution and valuation implications - Extensive experience in real estate capital markets and asset disposition strategies - Proven team leader with experience managing multiple cross functional teams - Strong negotiation, critical thinking, and problem-solving skills - Demonstrated track record of interpersonal relationship development - Extensive Argus Enterprise Experience and Advanced Excel modeling experience - Excellence in financial analysis and ability to synthesize ideas to Senior Management - Strong work ethic, self-motivated, and capable of effective independent judgment - Unwavering compliance with deadlines - Acute attention to detail and passion for quality and excellence - Strong organizational and process skills to manage multiple competing priorities That seems fine. Now Pay: Salary Description $130,000-$175,000. We'll put under

          Pay

          with

          $130,000-$175,000

. We should not include Benefits or Schedule. Now we need to output only HTML fragment, no /, no markdown fences. Thus:
