As an Senior Associate, Acquisitions & Originations, you will be responsible for leveraging broker relationships, deal-sourcing instincts, and underwriting skills to identify and help close affordable housing investment opportunities nationwide. You will work closely with our experienced team, utilizing problem-solving skills to help us identify opportunities and mitigate risks as you guide deals from initial sourcing through closing. Responsibilities:Source acquisition opportunities nationwide through investment sales broker relationships, direct owner outreach, and off-market channels, building and maintaining a consistent pipeline of affordable and mixed-income housing dealsManage CRM initiatives, tracking deal flow and prospective investmentsCultivate and maintain relationships with brokers, syndicators, developers, lenders, and housing agencies to gain early visibility into new opportunities ahead of broad marketingRepresent Standard Communities at industry conferences and broker events to build market presence and expand the firm’s networkEvaluate prospective acquisitions with a focus on Section 8 and LIHTC properties, assessing regulatory eligibility, compliance status, and recapitalization or refinance potentialPrepare and maintain financial models and underwriting analyses to evaluate pricing, yields, financing structures, and deal riskPerform market and rent comparable analysis, review of operating financials and rent rolls, and site-level assessmentsTrack affordable housing transaction activity and regulatory developments affecting LIHTC and Section 8 properties Qualifications:5+ years of relevant work experience in brokerage, investment sales, or acquisitions.Previous experience in affordable programs, specifically Section 8 and LIHTC, is preferred.Established relationships with affordable housing investment sales brokers, syndicators, and owners preferredBachelor’s Degree – Finance, Real Estate, Business, or Economics Concentration is a plusStrong financial modeling skills and proficiency in ExcelExcellent verbal and written communication skills, with the presence and credibility to represent the firm externally with brokers, owners, and capital partnersTremendous organizational skills and the proven ability to manage multiple transactions simultaneously in a deadline-driven environmentWillingness to travel for property visits, broker meetings, and industry conferences About Standard CommunitiesStandard Communities is one of the largest owners, investors, and developers of affordable housing in the U.S., with $6B in assets under management, nearly 30,000 units across 23 states and Washington, D.C.
