Role Summary

A mid-level role responsible for directly managing and improving the performance of a portfolio of multifamily affordable housing assets. The Asset Management Associate takes a more proactive role in implementing asset strategies than an analyst, working under the Asset Manager to ensure each property achieves its financial, physical, and compliance goals. This role serves as a bridge between analytical support and full portfolio management, often supervising Analysts and interfacing with property managers. The Associate reports to the Asset Manager.

What You'll Do

  • Portfolio Oversight: manage day-to-day asset management tasks for assigned properties, ensuring occupancy, rent collection, and expense control meet targets; track cash flow and investment returns via financial models
  • Performance Management: review monthly property reports and operating statements, analyze KPIs (debt service coverage, NOI, compliance ratios), and initiate corrective actions for underperforming assets, including turnaround plans for watchlist properties
  • Budgeting & Planning: work with property management during the annual budget cycle, ensure assumptions meet LIHTC and lender requirements, and present budgets and rent increase plans to senior leadership
  • Investor/Lender Relations: prepare quarterly and annual reports for investors and lenders, including LIHTC compliance packets, and coordinate with Accounting on distributions and audit submissions
  • Compliance Monitoring: ensure each asset's compliance with LIHTC and other affordable housing regulations, tracking benchmarks like Year 15 planning and regulatory agreement requirements
  • Asset Strategy Support: assist the Asset Manager in developing mid- and long-term strategies, including refinancing, rehabilitation, and disposition scenarios
  • Mentoring & Collaboration: guide Asset Management Analysts, review their reports and models, and coordinate with Development and Property Management
  • Special Projects: lead or contribute to initiatives such as new asset management software, reporting process improvements, or portfolio-wide analysis

Required Qualifications

  • Bachelor's degree in finance, real estate, business, or related field
  • Approximately 3-5 years of increasingly responsible experience in real estate asset management, property management, or real estate finance, with exposure to multifamily housing operations; affordable housing experience highly advantageous
  • Strong understanding of real estate finance and accounting, including complex financing structures (LIHTC equity, subordinate loans, HAP contracts)
  • Demonstrated track record of improving or maintaining real estate asset performance
  • Thorough knowledge of affordable housing compliance requirements (LIHTC, HUD programs) or ability to quickly learn them
  • Advanced Excel skills and familiarity with asset management and accounting software

Preferred Qualifications

  • Master's degree (MBA or MRED) or relevant certification
  • Certified Housing Asset Manager (CHAM) designation or progress toward it
  • Experience in a leadership or training capacity, such as mentoring an analyst or coordinating peer work

Physical Requirements & Working Conditions

Full-time, in-office position based on the 13th floor of Lotus Company's downtown Salt Lake City headquarters, core hours Monday through Friday. The office offers city and mountain views, a private balcony, an on-site fitness facility, and covered year-round parking.
