Axias is a professional services firm specializing in construction cost consulting, value engineering, facility condition assessments, and project management. Founded in 2013, we deliver innovative solutions for commercial, institutional, government, educational, and municipal clients nationwide. Our Atlanta office is expanding, and we’re looking for a seasoned Senior Facility Condition Assessor to join the team.

About the role

In this high-impact role, you’ll conduct comprehensive building evaluations that help owners and investors make smart, data-driven decisions about their assets; optimizing capital plans, extending facility lifespans, and driving real value. You’ll work on a wide variety of exciting projects including schools, universities, county facilities, medical offices, and commercial properties.

Responsibilities

• Lead on-site Facility Condition Assessments (FCAs), energy audits, ADA accessibility reviews, mechanical equipment evaluations, and other asset management services.
• Perform thorough walk-through surveys of major building systems, structures, interiors, exteriors, pavements, and site features.
• Deliver insightful space utilization planning and analysis to help clients optimize their facilities.
• Provide professional photographic documentation and detailed, actionable observations of site and building conditions.
• Identify system types, assess current conditions and remaining useful life, pinpoint significant deficiencies, and develop clear, practical recommendations.
• Prepare planning-level cost estimates for repairs, replacements, and improvements to building envelopes, components, and systems.
• Conduct stakeholder interviews and review property records and documentation to deliver comprehensive, client-focused deliverables.

Requirements

• 7+ years of hands-on experience in Property/Facility Condition Assessments, or strong equivalent background in Project/Construction Management and Facilities Management.
• Well-rounded, expert-level knowledge of all major building systems (envelope, mechanical, electrical, plumbing, structural, and more).
• Strong expository and technical writing skills—your reports will directly influence major capital decisions.
• Intermediate to advanced proficiency in Microsoft Office (Outlook, Excel, Word). Experience with capital planning software or CMMS is a plus.
• Proven client management, communication, and organizational skills.
• Ability to work independently while contributing effectively as part of a larger project team.
• Strategic mindset with strong problem-solving, planning, and time-management skills to juggle multiple projects and meet tight deadlines.
• Exceptional attention to detail and a genuine commitment to quality.

Qualifications

• Education Preferred: Degree in engineering, architecture, construction management, or equivalent proven experience.
• Registered Architect (RA), Professional Engineer (PE), or relevant industry certifications strongly preferred.
