Responsibilities
- Embrace, promote, and engage in Meritage Active Sales (MAS) philosophy and strategies to generate new home sales.
- Accomplish sales, closing, and customer service goals as determined by the Sales Leader.
- Train and develop under peers and leadership to meet the requirements of becoming a Sales Counselor, including obtaining a Real Estate license where applicable.
- Prospect for opportunities to influence real estate agents and brokers within the assigned DSA to prioritize Meritage Homes’ listings.
- Cultivate new real estate agent relationships and grow recurring business from past agents using the Agents Rock program.
- Proactively use the CRM system to manage prospecting, sales, and communication efforts with agents and buyers.
- Connect unrepresented homebuyers with real estate agents and foster partnerships through the homebuying process.
- Maintain the pristine appearance of homes, listings, communities, and surrounding areas to ensure a quality experience for agents and buyers.
- Leverage Meritage-taught sales techniques and strong social media skills to maximize sales performance.
- Engage visitors by demonstrating models, amenities, or showcase homes, and schedule showings using available technology.
- Staff models or listings as directed by the sales leader.
- Utilize listing information and marketing collateral for showings, and advocate for Meritage listings to be included in agents’ prospective home lists.
- Regularly visit agents and offices within the assigned DSA to promote MAS, agent programs, and future listings.
- Host open house events for completed Meritage Homes listings.
- Travel to meet Realtors and buyers at Meritage listings to assist with viewing homes or models.
- Present the Meritage Homes Purchase Agreement professionally, explaining payment details, taxes, insurance, CC&Rs, HOA rules, and community amenities.
- Ensure accurate and timely completion of buyer paperwork and internal reporting.
- Assist buyers with scheduling appointments with operations managers, mortgage, and title companies to achieve timely closings.
- Understand customer loan statuses and facilitate communication between MTH Mortgage and the buyer’s agent.
- Demonstrate strong knowledge of community details, including pricing, features, completion timing, and area information like schools and transportation.
- Access and use information to help agents promote Meritage Homes, including product knowledge of plans, features, pricing, options, warranties, and construction.
- Understand Meritage’s unique selling proposition and how it differs from competitors and resale homes in the DSA.
- Maintain knowledge of local market statistics, real estate laws, trends, and economic factors related to home buying.
- Update agents and buyers throughout the purchase process and act as the point of contact for resolution of questions or problems up to closing.
- Ensure customer satisfaction from initial visit to closing for agents and their clients.
- Complete onboarding and assigned training, and strive to improve the company’s image within the community.
- Establish and maintain relationships with realtors, MTH Mortgage, and Carefree Title or associated title companies.
- Attend weekly sales meetings or other meetings as directed by management.
- Participate in special projects and other duties as assigned.
Qualifications
- A minimum of 3-5 years of experience with proven success in commissioned sales.
- Computer proficiency and ability to understand financial principles.
- Excellent verbal and written communication skills.
- Ability to prospect, build relationships, and develop marketing strategies.
- Professional appearance and presentation.
- Ability to work evenings, weekends, and some holidays.
