About the Role
The Right of Way Lead is a seasoned agent who, under the direction of the Project Manager, supervises the activities of multiple Right of Way Agents. This role ensures the team’s work is efficient, accurate, and timely while serving as a liaison between agents, landowners, and project stakeholders.
Responsibilities
- Directs and oversees the activities of Right of Way Agents to ensure alignment with project goals.
- Ensures the team has the tools and information needed to perform their jobs effectively.
- Researches, negotiates, and executes land agreements, including short- and long-term leases and right-of-way acquisitions.
- Identifies land ownership interests, including surface ownership and owner locations.
- Determines and acquires required construction permits and ensures compliance with permit requirements.
- Oversees land-related legal issues, including title transfers, deeds, zoning, and mortgage concerns.
- Prepares daily activity reports and special agent reports for complex negotiations (e.g., easements, damage settlements, permit acquisition).
- Performs internal and external due diligence to verify land rights and identify deficiencies requiring remedial action.
- Serves as a liaison with landowners/tenants on ownership, easement rights, damage claims, and access issues.
- Applies company and client policies, procedures, and processes to perform work effectively.
- Reviews third-party development plans and right-of-way records (e.g., easements, permits) to identify conflicts.
- Maintains up-to-date status reports for upper-level agents or project managers to ensure compliance with client procedures.
- Performs other duties as assigned.
Requirements
- Minimum of four years of experience in the Right of Way industry.
- Highly organized with proficiency in tracking and reporting project status to the Project Manager.
- Excellent working knowledge of applicable laws, regulations, right-of-way policies, and real property acquisition procedures.
- Familiarity with settlement instruments, contract terms, and property valuation.
- Understanding of survey drawings, alignment sheets, and land-related contracts (e.g., fee simple, rights-of-way, leases, permits).
- Knowledge of legal documents, environmental issues, property valuation, and jurisdictional permitting requirements.
- Experience with acquisition and relocation documents, notices, processes, and procedures.
- Ability to plan, organize, and adjust workload under pressure with minimal supervision.
- Strong oral and written communication skills with a customer-focused approach.
- Excellent interpersonal skills to build relationships and handle confidential information.
- Ability to work autonomously and collaboratively in a team environment.
- Attention to detail, strong planning, and time management skills.
- Willingness to assume additional responsibilities and maintain regular attendance (may require adjusted schedules or overtime).
- Compliance with applicable laws, regulations, and company policies.
Work Environment and Physical Demands
- Primarily office-based, with occasional fieldwork.
- Regularly required to sit; use hands to handle or feel; reach with hands and arms; and talk or hear.
- Occasionally required to stand, walk, stoop, kneel, or crouch.
- Occasionally lifts and/or moves up to 25 pounds.
