Right of Way Agent
About the role
We'll count on you to provide pre-negotiation project, parcel, property owner and occupant due diligence, negotiations for acquisition of rights and relocation of displaces relative to public or private projects. Coordinate right-of-way and utility issues for clients as assigned. Perform activities to support real property projects such as property assessments, risk analysis, acquisition of needed rights, occupant relocation, property management, construction coordination and utility relocation/coordination. Perform other duties as needed.
Responsibilities
- Provide pre-negotiation project, parcel, property owner and occupant due diligence, negotiations for acquisition of rights and relocation of displaces relative to public or private projects
- Coordinate right-of-way and utility issues for clients as assigned
- Perform activities to support real property projects such as property assessments, risk analysis, acquisition of needed rights, occupant relocation, property management, construction coordination and utility relocation/coordination
- Perform other duties as needed
Requirements
- A minimum of 1 year of experience in real estate or 120 hours of documented real estate training
- Ability to understand and work in compliance with federal, state and local laws and regulations specific to the real estate and right-of-way industry, such as the Uniform Act, FERC and NEPA
- Proficient with MS Office Suite
- Strong communication skills, basic understanding of negotiation and presentation skills, and ability to work flexible hours and effectively with people of all types
- Ability to work confidently with clients, property owners and occupants
- Effectively balance office and field work in a collaborative and deadline-sensitive manner
- Ability to communicate effectively
- Availability to work flexible hours and coordinate closely with management
Preferred Qualifications
- AA degree or equivalent experience
- Experience abstracting, examining, and reviewing titles through courthouse records
- Plan review
- Acquisition experience compliant with the Uniform Act
- Residential and Commercial Relocation experience compliant with the Uniform Act
- Property Management experience for a DOT or municipality
- Prequalified with or the ability to become prequalified with TDOT within 3 months of employment
- Database and GIS familiarity
- A Tennessee notary or the ability to obtain within 3 months of employment
Qualifications

- Experience with real estate transactions and due diligence
- Knowledge of federal, state, and local laws and regulations related to real estate and right-of-way
- Proficiency in MS Office Suite
- Effective communication and negotiation skills
- Ability to work in a flexible and collaborative environment
- Ability to manage multiple tasks and deadlines
- Knowledge of property management and relocation processes
- Understanding of database and GIS systems
- Tennessee notary or ability to obtain one within 3 months of employment

Pay
The salary range for this position is $50,000 - $80,000 annually, depending on experience and qualifications.
