About the Role

Manages the day-to-day operations of an assigned property, including the team members, daily activities, and resources to achieve established budgeted financial and operational goals. Ensures compliance with Company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws governing multi-family housing operations.

Responsibilities

  • Provides input into the development of budget(s) for the property by analyzing and evaluating financial statements, reviewing current and projected marketing information, and accessing operational reports.
  • Meets targeted revenues by setting rent rates, ensuring rent and fees are collected and posted in a timely manner, making financial bank deposits, and preparing and reviewing monthly financial status reports.
  • Approves invoices from vendors, contractors, and service providers for payment by reconciling work performed or products purchased, ensuring validity of certificates of insurance, and coding charges to appropriate Chart of Account codes.
  • Controls expenditures by staying within the constraints of the approved budget and manages the balance and maintenance of the petty cash fund.
  • Oversees the lease enforcement process by approving prospective resident applications, discounts and renewal leases, conducting periodic apartment inspections, following proper notice requirements, evicting residents, and imposing and collecting late fees and other charges as allowable.
  • Gathers, analyzes, and interprets current market and economic trends to implement short- and long-range marketing and leasing strategies that achieve the property’s occupancy and revenue goals.
  • Promotes resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner and taking appropriate action to resolve service issues.
  • Ensures the property’s maintenance team complies with the Company’s standards for responding to and completing resident service requests.
  • Conducts regular property inspections and takes appropriate actions to ensure the physical aspects of the property, grounds, buildings, and amenities meet established standards for safety, cleanliness, and general appearance.
  • Supervises property staff by interviewing, hiring, orienting, and training employees, and manages their performance in accordance with Company policies, values, and business practices.
  • Assists in managing the client/owner relationship by meeting with owners, conducting property tours, providing updates on property performance, and responding to owner requests.

Physical Demands

  • Ability to stand, walk, and/or sit for extended periods of time and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
  • Must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
  • Ability to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance.
  • Rare or regular travel may be required to assist other properties, attend training classes, business meetings, or other situations necessary for daily responsibilities.
  • Must be able to work a flexible work schedule, including taking “call” during evenings, weekends, and holidays.

Pay

Many factors go into determining employee pay within the posted range, including business requirements, prior experience, current skills, and geographical location.
